Our roof was installed quickly and professionally. All employees I interacted with were knowledgeable and friendly. Materials were high quality. Would use Universal Roofing again! Highly recommended.

Just had my roof replaced by Universal Roof. The entire experience greatly exceeded my expectations. From my initial contact with Cory, to the scheduling with Raven and the actual installation supervised, closely, by Zach. All are very professional and knowledgable. Thank you
My name is Tommy Freeman and Universal was there the day of the storm to tarp my roof and guaranteed to take care of everything that needed to be done repair or replacement wise, that’s when I made them my Contractor. Marty, Brian, and Spence are great to work with and have been very understanding with the issues I’ve had dealing with my insurance company. My new roof is a much higher quality roof system compared to my old one. My neighbor behind me decided to have them replace his roof along with mine(we have an quadplex townhouse). Unfortunately my whole house had to be gutted due to the amount of water damage I had. They have replaced all of the insulation, drywall and painted the interior to the colors I chose. Unfortunately due to some issues with the insurance we are still working on my place but they are always just a call away and I know they will make sure I am completely satisfied with my house before the job is complete. I was able to refer them to the landlord who I was renting from and he chose to have them replace his roof as well. Thanks again guys and I highly recommend this company!
If you need a roof, don't hesitate to call Universal Roof and Contracting. I just finished having my second roof installed on my home after issues with my homeowner's insurance renewal. From the salesman to the project manager and office staff, everyone was courteous and helpful. An unrelated leak developed while waiting for my job to get started, and I received immediate assistance and follow-up phone calls to make sure the repair was holding after heavy rain. The team showed genuine care for their customer, and it's what I remembered during my first experience in 2004. Nothing has changed, and I highly recommend their services.
We had to replace our old roof and after obtaining quotes and vetting several roofers we opted to go with Universal. We are so happy we made that decision. They have done an excellent job! The project supervisor, Tony, was professional and great to work with. The workers all did fantastic and took care to do a good job! They were on time every day and were very hard workers. I’d recommend them to anyone!
UniversalRoofing? did what they said they were going to do and did a good job. The job is a large one that started and ended on time. The project manager (Mike) assigned to our project insured good communication and was always available for questions or concerns. Twice a day there were project updates that included photos of the work done that day. The office staff (especially Raven & Olga) were friendly, helpful and responsive. I would recommend them to my friends and family if anyone needs a new roof.
All people we dealt with (Justin Feb, Tony Contreras, Olga) were very responsive and professional. Tony went above and beyond to help us.,
I had my roof replaced in 2016 by Universal and was very pleased with the workmanship. What stands out to me even more is what an honest company they are. I had a roof leak that left marks on my ceiling and ran down my wall and ruined part of my floor. I called Universal and they informed me that my warranty ran out with in a few days. They sent a wonderful man out named Damian that looked at everything and basically said the company would take care of it and fix the issue. I then spoke to Devon who was sweet as could be and he made everything right. They didn't make it hard for me in any way. They worked around my schedule and had it taken care of very quickly. They were all amazing! I can honestly say that Universal Roofing and Contracting takes care of their customers. Call them if you're in need of a roof. Let them come out and give you an estimate. Remember that they are there for you even after the work is done. That says A LOT about the company!
When problems came up, Zach went out of his way to solve them for me before I had a chance to take issue with them. The young man deserves a raise or a promotion, otherwise a competitor should recruit him... great customer service!

What Apopka Does to a Roof
Every roofing decision in Apopka traces back to three forces, and the numbers behind them show why installation quality matters here.
Sun
Strong sun breaks down shingle asphalt and fades finishes over time, so Florida roofs need regular checks.
Humidity
Inland Florida trades salt for humidity: algae grows on shaded slopes, and poor attic ventilation traps heat and moisture under the roof.
Storms
Summer squall lines and the occasional named storm bring hard, wind-driven rain that finds every weak detail.
51.45"
annual rainfall at the Orlando Intl Ap station
57%
of it falls June through September
8.05"

Roof Repair in Apopka
Roof damage in Apopka often starts small and moves fast once water finds a path. Catching it early is the whole game.

Apopka sits inside our Orange County repair territory. Every repair visit ends the same way: the problem you called about fixed, the surrounding field and flashings checked, and photos of both in your inbox.
Active leak? We tarp or seal first and schedule the permanent repair behind it — documented, so you have the record.
Wind-lifted tabs
One good gust finds every marginal fastener. Small patch now, or decking work later.
Granules in the gutters
Shingle surfaces shedding — the field is aging, and it's time to watch it.
Water marks inside
The drip point is almost never below the entry point. Finding the real path is the job.
Flashing and fastener wear
A common leak point, and one Florida weather works on early.
Roof Replacement
What actually drives a replacement quote — and how concealed damage is handled if tear-off uncovers it.

A completed Universal replacement — one to three days on most homes.
A replacement here isn't a shingle swap — it's a system: decking inspected once opened, underlayment and ventilation installed to the manufacturer's actual specification, flashing detailed at every transition. That's what lets an Owens Corning Platinum Preferred contractor (fewer than 1% of roofing contractors hold the tier) back the work with warranties most roofers can't offer.
You see the whole scope line by line before signing, and the approved price is the built price unless tear-off uncovers concealed damage no one could see — which you approve before we fix it. Most Apopka homes are finished in one to three days. If the roof edge is also near end-of-life, we'll tell you, and doing soffit, fascia, and gutters with the roof saves a second mobilization.
Size, pitch & complexity
Cut-up roofs with dormers and valleys take longer than simple gables — and price accordingly.
Tear-off & decking
How many layers come up, and what the decking looks like once exposed. You approve anything it reveals.
The material system
Shingle, metal, tile, or slate — specified for Florida exposure, not upsold.
Flashing & ventilation
The details that separate a code-minimum job from one that reaches its rated life.
Every Apopka replacement starts with the free inspection.
Roof Inspections
A Apopka roof should be checked twice a year, in spring and fall, and after every named storm. Our inspection costs nothing and ends with a written, photographed report either way.
Field & fasteners
Wear, granule loss, and fastener condition across the whole covering.
Flashing & penetrations
Common leak points, so we check every boot, valley, and transition.
The roof edge
Soffit, fascia, and gutters for rot, separation, and pest entry.
The attic side
Moisture staining, ventilation problems, and daylight where there shouldn't be any.
What you get is a documented condition file: photos, findings, remaining-life assessment, in writing, free. We built the process for homeowners across Central Florida who want evidence instead of sales pressure — many inspections end with a clean bill and a watch list, and the report belongs to you either way.

Storm Damage in Apopka
Being inland doesn't excuse a roof in Apopka. Irma crossed the middle of the state as a hurricane, and Milton brought hurricane-force gusts to Central Florida. After it passes, a five-minute ground check tells you whether to call.
01 Scan from the ground
Lifted or missing shingles across the field, sagging lines at ridge and edges.
02 Check the gutters
Granule wash-out after a storm means the surface took a beating.
03 Walk the yard
Blown-off material in the grass is the roof telling you where to look.
04 Look up inside
Ceilings and closet corners: small openings let water reach the decking.
05 Note the date and call
Photograph what you can see safely; we put findings in writing with photos.
Irma
crossed Central Florida as a hurricane; minor to moderate damage to many structures, widespread tree damage (NOAA/NHC TCR AL112017)
Milton
hurricane-force gusts in Central Florida near the track; 14.83" of rain recorded near Orlando (NOAA/NHC TCR AL142024)
We bring same-week assessments across Orange County, emergency tarping when the roof needs immediate protection, and a written, photographed damage report — what happened and what fixing it involves, no scare tactics. Material choice is storm strategy too: every system carries its own tested wind rating, so we show you the rating for the exact product before you choose.
Residential Roofing
Asphalt shingle is the default on many Apopka homes, but the default isn't automatically the right answer for your house.

77.7% of occupied homes in Apopka are owner-occupied, and the median owner-occupied home value is $394,900 (U.S. Census Bureau QuickFacts, 2020–2024). Ours is the math of protecting that investment: the right system, installed to specification, maintained on a schedule.
We install every mainstream system — shingle, metal, tile, and flat — so the recommendation follows your house and budget, not whichever material a contractor happens to sell. The full comparison is below.
The house & neighborhood
Age, style, and what the street is built around — a roof has to belong where it lives.
Your ownership horizon
Selling in five years and staying thirty produce different right answers.
Budget, now vs. 30 years
Upfront cost against lifetime cost — repairs, energy, and how many more roofs you'll buy.
Installation quality
The same materials last longer or fail early depending on underlayment, ventilation, and flashing work.
Not sure which of these your roof needs?
The free inspection answers it with photos and a written report.
Commercial Roofing
A commercial roof in Apopka protects inventory, equipment, and people, and it is built under the Florida Building Code, rated among the strongest of the hurricane-coast states by IBHS.

The right system follows the building — deck construction, equipment loads, drainage, and how long you're holding it. White TPO reflects heat and helps with cooling costs; properly fastened metal performs well in high winds; modified bitumen remains a proven choice on the right deck.
What keeps any of them performing is cadence: inspections every year and after every storm, clear drains, prompt small repairs. We run that cadence on a maintenance plan with documentation you keep.
The 25% rule
If more than 25% of a roof section is repaired or replaced within 12 months, the whole section must meet current code, unless the roof was built to the 2007 Florida Building Code or later.
Licensing & permits
Commercial roof repairs and installations require a Florida-licensed contractor, and most need a permit from the local building department.
System choice
TPO for energy efficiency; metal for hurricane resistance and lifespan; modified bitumen where the deck calls for it.
Maintenance cadence
Annual and post-storm inspections, clear drains, prompt membrane repairs — where commercial roofs are won or lost.
Gutters, Soffit & Fascia
In Apopka, the roof edge is a common place for water damage to start: soffit, fascia, and gutters can fail quietly before anyone notices.

Contained damage is a focused repair; widespread rot or end-of-life materials are a replacement call — and the smart timing is with a roof replacement or in the fall, ahead of storm season. Material picks for this climate: vinyl soffit for moisture, aluminum fascia for corrosion, seamless aluminum gutters for Florida rainfall.
Soft or spongy fascia
The material underneath is already compromised — past the repair window.
Stains on exterior walls
Water escaping the drainage path and running where it shouldn't.
Sagging, overflowing gutters
Chronic overflow usually means repairs are no longer keeping up.
Rust at the seams
Sectional gutters fail at their joints — seamless aluminum has far fewer of them.

| System | Realistic Florida life | Wind rating (installed right) | Cost tier | Best for |
|---|---|---|---|---|
| Metal (standing seam) | Varies by product; ask for the warranty term | Product-specific; we show you the rating | $$$ | Longevity, storms, energy bills |
| Architectural shingle | About 20 years | Class H shingles: rated for design wind speeds up to 194 mph | $ | Value, fast storm repairs |
| Tile (clay/concrete) | Over 50 years | High, code-driven | $$$ | Permanence, the Florida look |
| Metlok (only at Universal) | 50-year limited lifetime warranty | 180+ mph tested wind rating | $$$ | Longevity, high-wind exposure |
What moves every quote regardless of material: pitch and complexity, the product tier within the material, specialist labor where tile demands it, and structural reinforcement when weight requires it. Florida law also requires insurers to offer premium credits for wind-resistant construction features — a wind mitigation inspection documents what your roof qualifies for.

Apopka Roofing Questions
How long do roofs last in Apopka?
In Apopka plan on about 20 years from architectural shingle and more than 50 from clay or concrete tile with proper care, based on a National Association of Home Builders study. Metal life depends on the product, so ask for its warranty term. The installer's discipline matters more to those numbers than the brand on the wrapper.
Repair or replace — how do you decide?
The test is scope and remaining life: contained damage on a healthy roof gets repaired; spreading wear, leaks that keep finding new paths, or a roof in its final stretch gets a replacement conversation, because repeated patching on a failing roof adds up. Our recommendation always arrives in writing, with photos.
What should I do right after storm damage?
Three things: stay off the roof, photograph what's visible from the ground with the date, and get professional eyes up there quickly, because even small openings let water reach the decking. We run storm assessments across Orange County with tarping available the same visit where roofs need immediate protection.
Can a handyman repair a roof in Florida?
Florida's licensing agency says no: roof repairs and roof installations require a state license. Before anyone touches your roof, verify the state license and the insurance behind it. We hold CCC057165 & CBC1258484 and full coverage.
What does a roof replacement cost in Apopka?
No honest number exists without seeing the roof — size, pitch, tear-off depth, decking condition, and the material system move the total more than any average can capture. What we promise Apopka homeowners instead: a free inspection first, then a line-by-line estimate where the approved price is the built price.
Is the inspection really free?
Yes, genuinely: no fee, no obligation, and you keep the written report and photos either way. It's how we've introduced ourselves to Florida homeowners since 1993 — many inspections end with good news and a watch list.
How long does a roof installation take?
Typically one to three days for a residential replacement. Complexity adds time — tile systems, steep pitches, multiple layers coming off — and commercial jobs scale with the building. Either way you'll know the expected window up front.
What time of year is best for roof work here?
Exterior work runs year-round in Florida, but fall is the sweet spot for big projects — easier on crews and materials, and it puts a sound roof over you before the next storm season instead of after it.
What is the 25% roof rule in Florida?
Under the Florida Building Code, repairing or replacing more than 25% of a roof section within 12 months generally means the whole section must be brought up to current code. Roofs built to the 2007 code or later are exempt: only the repaired part must meet current code.
