Roof Replacement in Florida

A roof replacement is one of the biggest decisions a Florida homeowner makes — so here's the whole picture: what a replacement costs by material, whether you can upgrade shingle to metal, the grant and financing that make it affordable, the 2022 roof law, and how to know it's truly time. And if a repair is the smarter call, we'll tell you that instead. Universal Roof & Contracting is a family-owned Florida roofing contractor founded in 1993, with offices in Orlando, Tampa and Jacksonville.

Angie L.

We recently had our roof replaced by Universal Roofing & Contractor, and we couldn't be more pleased with the experience. From start to finish, their team was quick and efficient, ensuring the entire process went smoothly. The price was very reasonable — a great value for the quality of work. Mike Emrich was an outstanding point of contact throughout the project, always available and incredibly responsive, which put my mind at ease during the replacement. We highly recommend them for anyone in need of roofing services.

Getting a new roof can be scary, but this company made the process easy and affordable for me. I was very pleased with the customer service and the quick, clean completion of the job — good attention to small details and response to my concerns. Thank you Ms. Diana and Tyler and crew.

From start to finish the project was absolutely 100% satisfactory. They kept me up to date — from permits, to inspections, to clean up. Everything was done right with no surprises. I was there with the inspector for the final inspection, and he complimented the quality of the work. I definitely would recommend them.

Roof systems, compared

Replacing your roof? Compare the systems first.

A replacement is the one time you get to change what's over your head — so choose it on purpose. Here's every system a Florida home can wear, side by side on lifespan, wind rating, and real installed cost.

Asphalt Shingle in Florida

A common replacement choice in Florida, and for good reason: the lightest hit to the budget, fast to install, and available in a color for any elevation. Re-roof with Owens Corning shingles through us and the new roof can carry the Platinum Protection limited lifetime warranty: full coverage on materials for the first 50 years, and workmanship coverage that reduces after 25 years.

How it holds up here: Heat and UV are what retire a shingle roof early in this state. How long your replacement lasts comes down to two things you can't judge from the curb: how the attic breathes and how carefully it went on.

Commonly around 20 years Up to 160 mph wind warranty (OC Duration, installed to spec)

Tile50+ yrsVaries by system
MetalDecadesVaries by system
Metlok50-yr warranty180+ mph
Low-Slope / FlatSystem-dependentUplift-rated (psf)

Wind ratings are product- and installation-specific — a rating is earned by a particular system installed to spec, not by a material in general. For example, Owens Corning's Duration shingle carries a wind warranty of up to 160 mph when installed with the required Owens Corning components, and Metlok is rated 180+ mph. Ask us for the rating of the exact system we quote. For context, the Florida Building Code sets a minimum design wind speed for every address, and your permit lists the one that applies to your home. Your material, your call

A replacement is your chance to change materials

Because a real replacement takes the old roof off down to the deck, you're not locked into what you had. This is the moment to upgrade — or simplify. Two common moves:

Close-up of a standing-seam metal roof — a popular Florida shingle-to-metal replacement upgrade

Upgrade — shingle to metal or tile

A popular replacement upgrade in Florida is asphalt shingle to metal or tile. You trade a roof commonly expected to last around 20 years for one built to last for decades (metal) or 50 years or more (tile), and it lifts the home's whole look. The one thing we check first is structure — tile is heavy, so we confirm your home can carry it before we quote it. Metal and shingle are light and go on almost any home.

Simplify — tile back to metal or shingle

Some homeowners go the other way — off tile and onto metal or shingle — usually to cut the weight, lower the cost, or simplify future repairs. Metal in particular gives you a long lifespan without tile's weight. There's no wrong answer; the right material is the one that fits your budget, your home, and how long you plan to stay. We'll lay out the trade-offs at the inspection.

How to pay for it

A new roof doesn't have to be all at once

A roof replacement is a real number — and many homeowners don't pay it in one check. Most projects are paid with some mix of cash, financing, insurance or a grant. Here are the four ways it gets paid:

Cash or financing — your choice

Some homeowners pay outright; most don't. We offer multiple financing options sized to the job, so a replacement becomes a manageable monthly payment instead of a lump sum. Your Project Manager lays out cash vs. financing side by side at the free inspection — no pressure either way.

My Safe Florida Home: up to $10,000

The state's My Safe Florida Home program offers free wind-mitigation inspections and grants up to $10,000 for approved hurricane-strengthening upgrades — roof-to-deck attachment, roof-to-wall connections, and secondary water resistance. Grant work requires a licensed contractor (we're CCC057165).

Status per mysafeflhome.com, October 2026: inspections and grants available.

And when a storm caused the damage, insurance may carry the replacement entirely — see the insurance section below.

Storm & insurance

When a storm makes the decision for you

After a storm, the equation can flip: if the damage is storm-related and widespread, a claim may cover a full replacement — and a repair would leave that money on the table. Age matters here too: once a roof is 15 years old, an insurer can ask for an inspection before renewing, which makes an aging roof progressively more expensive to keep patching.

Every free inspection produces photos and a written report — a record of the damage, before you decide anything. See how we handle storm damage.

"We have used them over the years for some repairs and they have always been punctual, detailed and very professional. So when it was time for a complete new roof we stuck w the best. Again very thorough, professional, and priced very competitively."
Lee B. · Google review, Feb 2023

That's the framework working: repairs while the roof had life left, replacement when it didn't — same roofer both times.

What a full replacement includes

Down to the deck, up to current code

A real replacement isn't a new surface over old problems. Here's what's in the quote, every time — and if you're not yet certain the roof is done, a free roof inspection settles it in writing before you spend anything.

1

Tear-off & haul-away

The old roof comes off down to the deck — layers included — and leaves with it. We protect your landscaping and magnet-sweep the yard for nails.

2

Deck inspection & repair

With the roof off, we find and replace soft or rotted decking — the part a recover-over job hides. Florida law also requires strengthened deck attachment (re-nailing) on a site-built home's roof replacement.

3

Underlayment & secondary water barrier

A secondary water barrier over the deck — the layer that keeps wind-driven rain out if the roof surface is ever breached. Newer code; older roofs never had it.

4

New roof system + final inspection

Your chosen material installed to manufacturer spec, then the city's final inspection and your registered manufacturer warranty. Cleanup before we leave, every time.

Who stands behind it

Most roofers won't be here in 20 years. We've been here since 1993.

A replacement is a 20-, 30-, sometimes 50-year decision — and a warranty is only worth as much as the company still around to honor it. We've held BBB accreditation and an A+ rating since 2007, and we're still here, still family-run, still answering for what we install.

That matters most on the jobs where fly-by-night crews vanish — paid, gone, unreachable the day a warranty question comes up. Our office is on Carder Road in Orlando, the crews are ours rather than day-labor subs, and the estimate you sign is the scope we build. If tear-off uncovers concealed damage no one could see, we document it and you approve any change first. Comparing quotes? Our roof buyer's checklist lists five questions to ask any roofer before you sign.

Three generations, one name

The name on your warranty is a family, not a franchise.

A roof replacement is exactly where anonymous contractors disappear. Universal is the opposite: founder Ken Mellick started the company in Orlando in 1993, his son Jared took it over in 2015, and his daughter Jade runs it today. Three generations of one family, one address on Carder Road, and every roof they've ever installed still traceable to a name that answers the phone.

MetlokThe roofing system we make ourselves

Replacing with metal? There's one you can't get anywhere else.

Standard metal is a great replacement. We took it further and engineered our own: Metlok, a pressed-steel system with a patent-pending four-way interlock, AZ50 galvalume, and a 50-year limited lifetime warranty — the strength of metal with the look of slate, shake or barrel tile. If you're replacing a roof to buy decades of peace of mind, it's the longest-runway option we install — because we're the ones who make it.

Who's doing the work

A replacement is only as good as the roofer behind it

On a roof meant to last decades, who installs it matters more than the material. More than half of new construction businesses close within ten years, per the U.S. Bureau of Labor Statistics — a warranty that leans on your contractor alone is worth less than one the manufacturer stands behind. Florida roof replacement, answered

How much does a roof replacement cost in Florida?

It depends on the material and your roof: size, pitch, tear-off layers, decking condition and complexity all move it. Every roof replacement starts with a free inspection and a written, itemized quote. Your written scope and price stay fixed unless we uncover concealed damage that could not be identified before tear-off. Any change is documented and approved with you first.

Can I upgrade my roof to a different material when I replace it?

Yes — a replacement is the natural time to change materials, because the old roof comes off down to the deck anyway. Homeowners upgrade from asphalt shingle to metal or tile all the time for the longer lifespan and the look. The main thing we check is structure: tile is heavy, so we confirm your home can carry it before quoting it. Metal and shingle are light and go on almost any home.

Can I switch from tile back to shingle or metal?

Yes. Some homeowners "downgrade" from tile to metal or shingle — usually to cut the weight, lower the cost, or simplify future repairs. It's a legitimate choice, and metal in particular gives you a long lifespan without tile's weight. We'll walk through the trade-offs at the free inspection so the material fits your budget and your home, not just the roof you had.

Do you offer financing for a roof replacement?

Yes. Many homeowners don't pay for a new roof in one check — we offer multiple financing options sized to the job, so a replacement becomes a monthly payment instead of a lump sum. Your Project Manager walks through the options at the free inspection, alongside the itemized quote, so you can compare paying cash, financing, and any grant you qualify for.

Can the My Safe Florida Home grant help pay for my roof?

It can help with hurricane-strengthening upgrades tied to the roof. The state's My Safe Florida Home program offers free wind-mitigation inspections and grants up to $10,000 for approved upgrades — roof-to-deck attachment, roof-to-wall connections, and secondary water resistance among them. Grant work must be done by a licensed contractor (we're CCC057165). Program status per mysafeflhome.com, October 2026: inspections and grants available.

What is Florida's roof replacement law — the 25% rule?

Under Florida's old 25% rule, repairing or replacing more than 25% of a roof within a year meant the entire roof had to be brought up to current code — effectively a full replacement. Senate Bill 4-D (effective May 2022) reformed that: under §553.844, Florida Statutes, a roof built or replaced in compliance with the 2007 Florida Building Code or later does not have to be entirely replaced just because more than 25% is repaired. We'll tell you exactly where your roof stands at the inspection.

What happens if you find rotted decking during the replacement?

It gets replaced — and you'll know the price before we start, because every quote states a per-sheet decking rate up front. Once the old covering is off we inspect the entire deck, replace what's soft or delaminated, and re-nail it to current fastening standards — Florida law requires that strengthened deck attachment on a site-built home's roof replacement, and it's one of the upgrades that can only happen while the deck is exposed. Every roof has an unknown under it; an honest quote prices the unknown instead of hiding it.

How long does a roof replacement take?

Most Florida homes are a few days — our crews have completed full re-roofs in as little as a day and a half, weather permitting. The job runs tear-off, deck inspection and repair, underlayment and secondary water barrier, the new roof system, and a final city inspection before we register your warranty.

Should I repair or replace my roof?

It comes down to three things: your roof's age against its Florida lifespan, how far the damage spreads, and what repeated repairs are really costing you. If the damage is isolated and the roof has life left, repair is usually the right call — and we'll tell you so. Our free inspection ends with an honest recommendation either way, even when that answer is "your roof is fine."

A thorough inspection, a written itemized quote that holds, financing and grant options, and one honest recommendation — replace it, repair it, or "your roof is fine."
