Roof Repair in Florida

Roof repair in Florida shouldn't start with a sales pitch — it should start with a diagnosis. Does your roof leak every time it rains? Missing a shingle or two? We diagnose the actual problem with a thorough, free inspection first, then fix it — asphalt shingle, specialty metal, tile, or low-slope, across Central Florida and beyond. Repairs built to stand the test of time and face off with Mother Nature. Universal Roof & Contracting is a family-owned Florida roofing contractor founded in 1993, with offices in Orlando, Tampa and Jacksonville.

Mike Emrich was our initial contact person right after Hurricane Milton. Although we were out-of-state at the time, he was sent to Tampa, and he was flooded with work, he kept in contact with us and was always quick respond. He organized that a colleague would assess our roof so that we would know the extent of the damage and if the roof was leaking or not. Next, he got us in contact with Damian Crawford who organized the scheduling and repairs. We are very pleased with Mike's responsiveness, even late into his evening, and also with Damian and his crew. We would definitely recommend them to friends and will return when we need a full roof replacement. Honest assessment and quality work!

After the hurricane, they showed up to tarp my roof in a timely fashion and then gave me an estimate in a timely fashion. I thought the estimate was reasonable, and they showed up in a timely manner to complete the job, and the communication was excellent.

Caught early, fixed cheap

3 signs your roof needs repairs now

Concerned about the state of your roof? These are the tell-tale signs — and every one of them gets cheaper the sooner it's handled.

Wind-damaged asphalt shingle roof with missing and lifted shingles

Missing or damaged shingles

Missing shingles are the tell-tale sign. The more widespread the issue, the greater the chance water gets into your home — addressing it quickly protects what matters most and gets the roof back to top condition.

Brown water stain spreading across an interior ceiling from a roof leak

Interior water damage

Roof damage isn't always visible from the ground — it shows up inside as water stains. The longer moisture builds up, the greater the chance of mold and mildew. If spots are forming, it's time to act.

Florida home under full sun — the heat that drives cooling bills through an aging roof

Rising energy bills

Bills climbing steadily? Your HVAC might not be to blame. A roof that isn't in top condition lets heat transfer in and out, making your AC work double-time. A repair can put your energy use back on track.

Not sure what you're looking at? That's exactly what a free roof inspection answers — photos, a written report, and an honest diagnosis.

Leak diagnosis, not leak guessing

Roof leak repair starts with finding the leak

Roof leak repair done right begins with one hard truth: the stain on your ceiling is rarely under the hole in your roof. Water travels along decking and rafters before it drips — so we trace it back to the source. These are the six places we find most leaks.

Water travels before it drips — the entry point is usually upslope of the stain.

  • 1

    Chimney & wall flashing

The metal where the roof meets a chimney or wall is one of the most common leak sources we find. The sealant fails long before the metal does — and the lasting fix is new flashing, not another bead of caulk.

  • 2

    Pipe boots & vents

Every plumbing stack pierces the roof through a rubber boot, and Florida sun cooks those gaskets until they crack — then water runs straight down the pipe into the house.

  • 3

    Skylights

A skylight has its own flashing and its own seals. When one leaks, the culprit is almost always the perimeter — not the glass.

  • 4

    Valleys & dormers

Where two roof planes meet, twice the water funnels through one channel. Debris and worn valley metal make this the first place heavy rain gets in.

  • 5

    Wind-lifted shingles

A gust that breaks a shingle's seal strip doesn't always tear it off — it leaves it loose enough for the next storm to drive rain underneath.

  • 6

    Eaves & gutters

Clogged gutters back water up under the first course of shingles and rot the fascia behind them. This leak shows up at the wall, not the ceiling.

Source still not obvious? We water-test the roof section by section until the leak shows itself — diagnosis by evidence, not guesswork. It starts with a free inspection.

When storms strike

Emergency roof repairs, handled fast

Mother Nature packs a punch. When you need emergency roof repair, speed matters — rapid response, honest assessments, and dependable repairs that restore your roof as quickly as possible.

Emergency tarping

When another storm is moving in and a permanent fix can't happen safely yet, we tarp and stabilize the damage — then return for the lasting repair the moment the weather clears.

Tree limb damage

High winds uproot even the strongest trees. When a limb or debris lands on your roof, we work quickly to resolve the damage — your home is in the best hands.

Major leaks

Any leak causes damage; a major one spreads fast. We stabilize it, then restore the roof with the highest-quality materials and proven techniques.

Storm damage should be documented before repairs begin — see our storm damage response.

Storm damage response

Storm damage, documented right

For over 25 years we've documented storm damage on Florida roofs — photographing what we find and writing itemized estimates. Our part starts the same way every time: with the damage documented before anything else happens to the roof, in a written report that stays yours whatever you decide.

Four mistakes we see every storm season

  • Waiting too long to look. Storm damage doesn't wait, and a roof gets harder to read as weather and time work on it. Get the roof inspected while what happened is still legible on it.

  • Repairs before documentation. Permanent repairs erase the evidence of what the storm actually did. We stabilize first and photograph everything, so the record exists before anything changes.

  • Skipping the professional inspection. A roofer reads a roof differently than anyone else who will stand on it. Our inspection finds all the storm damage — not just what's obvious from the ground.

  • Working from an incomplete scope. Any estimate is only as good as the damage list behind it. Our written, itemized report documents the full scope of what we found, in writing.

What your free inspection hands you

The full picture of your roof, on paper, before you decide anything.

  • Photo documentation of all the storm damage we find, roof and property

  • A written report and itemized estimate of the work

  • An honest read on storm damage vs. normal wear

  • A walkthrough of everything we found, with the photos to match

Financing for repair-sized budgets

A repair shouldn't wait on a rainy-day fund while the rain gets in. We offer multiple financing options sized to the job — ask your Project Manager during your free inspection.

My Safe Florida Home: up to $10,000 in state grants

The state's My Safe Florida Home program offers free wind-mitigation inspections and grants up to $10,000 for approved hurricane-strengthening upgrades — roof-to-deck attachments, roof-to-wall connections, and secondary water resistance. Grant work requires a licensed contractor (we're CCC057165) — ask about it during your inspection.

Repair or replace? The honest 3-factor gut check

Most Florida roofs we look at just need a repair — and we'll tell you when that's the case. But the most expensive repair is the one you do on a roof that needed replacing. Three factors tell you which one you've actually got.

Factor 1: Your roof's age

Find your material, then weigh your roof's age against its lifespan. A 5-year-old shingle roof with one leak is a repair — no debate. An 18-year-old shingle roof with the same leak is a math problem: the fix buys time on a roof that's nearly out of it. Florida sun, UV and storm cycles can shorten these lifespans.

Not sure how old your roof is? The permit record knows — and so does a free inspection.

Asphalt shingle~20 yrs

Florida heat, UV and storms can shorten that

Clay & concrete tile50+ yrs

Shrugs off sun, rot and pests for decades

Considering metal? Metlok, our own pressed-steel system, carries a 50-year limited lifetime warranty.

Factor 2: How far the damage spreads

Isolated damage — a few wind-lifted shingles, one flashing failure, one leak with dry decking under it — is exactly what a repair is for. Widespread damage is a different animal: leaks in multiple rooms, granule loss across whole slopes, or a deck going soft underfoot means the roof is failing as a system, and patching one symptom won't stop the next.

Factor 3: The repeated-repair math

Every repair is money spent on the roof you have. On a young roof, that's protection. On a roof at the end of its lifespan, it's rent — each fix buys less time than the last, and the total quietly climbs toward what a new roof would have cost. When the pattern sets in, we'll show you the math from your own repair history and let the numbers make the call.

Repair usually wins when…

  • The damage is isolated — a few missing shingles, one leak, one flashing failure

  • Your roof still has years of runway against its Florida lifespan

  • This is the first or second repair, not a pattern

  • The decking underneath is dry and solid

Get it repaired right

Replacement usually wins when…

  • Damage is widespread — leaks in multiple rooms, granule loss across whole slopes

  • The roof is at or past the roughly 20 years a shingle roof is commonly expected to last

  • You're repairing the same roof again and again

  • Storm damage is widespread rather than isolated

The Florida roof law

When a repair legally becomes a bigger job

For years, Florida's "25% rule" meant that if you repaired or replaced more than 25% of a roof within a year, the entire roof had to be brought up to current code — quietly turning a big repair into a full replacement. It caught a lot of homeowners off guard after a storm.

Senate Bill 4-D changed that in May 2022. Under §553.844, Florida Statutes, a roof built or replaced under the 2007 Florida Building Code or later doesn't have to be fully replaced just because more than 25% is being repaired. It's exactly the kind of thing we read against your roof and put in writing at the inspection — so a repair never surprises you.

Source: Florida SB 4-D (2022) · §553.844, Fla. Stat. General information, not legal advice — code application depends on your roof and your local building official.

Why it matters for your repair

  • A storm repair over 25% no longer automatically forces a full replacement on a code-compliant roof

  • Older roofs (pre-2007 code) may still trigger the full-replacement requirement — age matters twice

  • If a repair does cross the line, a replacement brings the roof to current code: secondary water barrier + re-nailed deck

  • We read your roof against the current rule and put the answer in writing — no surprises mid-repair

Roof repair questions, answered

How much does roof repair cost in Florida?

It depends entirely on what's wrong — a few wind-lifted shingles is a very different job from widespread leak damage. That's why every repair starts with a free inspection: we diagnose the actual problem, then give you a written, itemized quote before any work begins. Any change to that scope is documented and approved with you first, and financing is available for larger repairs.

Do you handle emergency roof repairs?

Yes. When storms strike, our team responds fast — emergency tarping to stabilize damage when a permanent fix can't happen safely yet, tree-limb damage cleanup, and major leak repair. As soon as the weather clears, we return and complete the lasting repair.

Should I repair my roof or replace it?

If the damage is isolated — a few missing shingles, one leak, a flashing failure — and the roof has life left, repair is usually the right call, and we'll tell you so. If damage is widespread or the roof is near the end of its lifespan (commonly around 20 years for shingle), replacement often costs less than repeated repairs. Our free inspection ends with an honest recommendation either way.

Do you repair all roof types?

Yes — asphalt shingle, specialty metal, tile, and low-slope/flat roofing, on both homes and commercial buildings. We diagnose with a thorough inspection first, and only then propose the fix, so the repair matches the actual problem and the actual material.

What should I do about storm damage before repairs begin?

Document it — permanent repairs erase the evidence of what the storm actually did. Our storm team stabilizes first (tarping if water is getting in), then photographs everything we find and puts it in a written, itemized report. That record is made before anything changes on the roof, and it's yours to keep whatever you decide to do next.

How do you find where a roof is leaking?

We trace it — water travels along decking and rafters, so the stain is rarely under the entry point. We inspect the usual suspects first: flashing, pipe boots, valleys, and skylights. If the source still isn't obvious, we water-test the roof section by section until the leak shows itself. You get photos of exactly what we found.

What is the My Safe Florida Home program?

A state program offering Florida homeowners free wind-mitigation inspections and grants up to $10,000 for approved hurricane-strengthening upgrades — including roof-to-deck attachments, roof-to-wall connections, and secondary water resistance. As of October 2026 the program lists grants as available at mysafeflhome.com. Grant work must be done by a licensed contractor — ask about it during your free inspection.
