Jim and Tracy and their whole crew are exceptional. Roofing is one of those jobs that 99% of all consumers have no clue. One must trust what they are told. So many of the roofers are full of you know what and sell you more than you need. Universal is the opposite. They tell you what you need and even suggest options that save money. They tell you the pros and cons of each alternative. I could go on and on however suffice it to say that Universal is the best.

Universal Roofing has been a great company to work with. They just completed re-roofing our house in 2 days, even with rain. They worked tirelessly. If I owned a construction company, I would definitely want the team of Tony Contreras, Project Manager, and Roberto's crew working for my company. I highly recommend them.

Built for this weather

The repairs Orlando weather orders up

Four kinds of Orlando weather, four kinds of repair call. We run them all, every season.

Afternoon storm bands

Central Florida's summer thunderstorm frequency equals the world's maximum zones — the Amazon basin and equatorial Africa — per the FSU Climate Center.

What we fix: Wind-driven-rain leaks: we re-seal lifted shingles, repair flashing lines, and trace the leaks that only show up when rain comes in sideways.

Lightning-capital storms

Vaisala named Four Corners, on the Orlando metro's edge, America's most lightning-struck community in 2022.

What we fix: The storms carrying those strikes are the roof-killers. Direct hits get an emergency tarp the same day; near misses get an inspection that tells you in writing what the storm left behind.

92°F Julys

Orlando's average July high is about 92°F, per NOAA's 1991–2020 climate normals — month after month of heat and UV.

What we fix: Cracked, curled and blistered shingles swapped before they leak, and granule-loss repairs that stop a baking roof from aging years ahead of the calendar.

51 inches of rain a year

An average Orlando year drops about 51 inches of rain, and August alone delivers around 8 inches — with humidity that never lets a roof fully dry.

What we fix: Moisture repairs: soaked underlayment, mildew-fed rot at the edges, and the attic moisture that shows up long before a ceiling stain does.

The hard part of an Orlando leak isn't fixing it — it's finding it. Wind-blown summer rain gets in at seams that stay bone-dry the rest of the year, and the ceiling stain is rarely under the entry point. We trace leaks to the source, and when the source hides, we water-test the roof section by section until it shows itself.

Leak diagnosis, not leak guessing

Roof leak repair starts with finding the leak

Roof leak repair done right begins with one hard truth: the stain on your ceiling is rarely under the hole in your roof. Water travels along decking and rafters before it drips — so we trace it back to the source. These are the six places we find most leaks.

123456

Water travels before it drips — the entry point is usually upslope of the stain.

  • 1

    Chimney & wall flashing

The metal where the roof meets a chimney or wall is one of the most common leak sources we find. The sealant fails long before the metal does — and the lasting fix is new flashing, not another bead of caulk.

  • 2

    Pipe boots & vents

Every plumbing stack pierces the roof through a rubber boot, and Florida sun cooks those gaskets until they crack — then water runs straight down the pipe into the house.

  • 3

    Skylights

A skylight has its own flashing and its own seals. When one leaks, the culprit is almost always the perimeter — not the glass.

  • 4

    Valleys & dormers

Where two roof planes meet, twice the water funnels through one channel. Debris and worn valley metal make this the first place heavy rain gets in.

  • 5

    Wind-lifted shingles

A gust that breaks a shingle's seal strip doesn't always tear it off — it leaves it loose enough for the next storm to drive rain underneath.

  • 6

    Eaves & gutters

Clogged gutters back water up under the first course of shingles and rot the fascia behind them. This leak shows up at the wall, not the ceiling.

Source still not obvious? We water-test the roof section by section until the leak shows itself — diagnosis by evidence, not guesswork. It starts with a free inspection.

Storm season protocol

Emergency roof repair in Orlando

When a storm opens your roof, the next few hours matter. Here's what to do while our truck is on the way — the same playbook we've published for Central Florida homeowners for years.

1

Find out what the damage is

Before anything else, find out what you're actually dealing with. We inspect, photograph, and put it in a written report — so you're working from facts instead of guesses.

2

Note the date and what happened

Write down when the storm hit and what you saw or heard — hail on the windows, a limb down, water coming in. A dated record of the event is worth having.

3

Photograph everything

Shoot the roof from the ground, and any pieces of it lying in the yard. Your own dated photos are always worth having.

4

Tarp it — or we will

If water is coming in and it can't be fixed safely yet, stabilizing comes first. Our crews tarp the same day and return for the lasting repair when the weather clears.

Every Orlando roof type

The repairs Orlando's housing stock asks for

Repair work follows what's on the roofs — and Orlando's mix has a shape to it. Here's what our repair crews carry parts for:

Architectural asphalt shingle roof on an Orlando home

Architectural shingle — the metro's default roof

The 2000s building boom put asphalt shingle on most of Orlando's newer neighborhoods, so it's most of our repair work too: wind-lifted tabs re-sealed, storm-torn sections patched and color-matched, and granule-loss repairs before bald spots become leaks.

Barrel tile roof on an Orlando home

Tile — cracked, slipped, and mismatched

A dropped branch or a careless foot cracks tile — and the underlayment beneath does the real waterproofing. We've set clay and concrete tile for 30+ years, which is exactly the experience swapping a tile without breaking its neighbors takes. Profile matching matters; we do it right.

Close-up of a standing-seam metal roof panel and fasteners

Metal — fasteners, sealant, and panels

Metal roofs outlast everything around them, but fasteners back out and sealant ages in Florida sun. Repairs here are precise, small, and worth doing on schedule — they're what keeps a 40-year roof on its 40-year pace.

Flat low-slope membrane roof on an Orlando Florida room or addition

Low-slope — Florida rooms and additions

Orlando homes love their Florida rooms — and those low-slope sections shed water slowly, so ponding and seam failures show up there first. Flat and low-slope repair has been on our services list for decades, on homes and commercial buildings alike.

The Orlando repair decision

Orlando is a second-roof city

68.6% of Orlando's homes were built after 1980 and 40.9% in 2000 or later, per the 2023 American Community Survey — and an asphalt shingle roof is commonly expected to last around 20 years. Do that math and you get today: the roofs from Orlando's 2000s building boom are hitting their repair-decision window right now. A leak on a 2018 roof is a repair. The same leak on a 2005 roof is a question worth answering honestly.

That's a judgment call with real money on both sides — so we built the framework we use into a page you can read before we ever ring your doorbell.

Repair or replacement? The honest framework

Storm damage, documented right

After Central Florida storms, the roof gets harder to read as weather and repairs work on it — so we document first. Every free inspection produces photos and a written report of exactly what the storm did, made before anything changes on the roof. We've documented storm damage on Central Florida roofs for over 25 years.

Repair or replace?

When a repair is just buying time

Most Orlando roofs we inspect need a repair, not a replacement — and we'll say so when that's the case. But Orlando's 2000s-boom roofs are hitting the end of their runway now, and patching a roof that's out of life is throwing good money after bad. Replacement is usually the honest call when:

Replacement usually wins when…

  • The damage is spread out — leaks in more than one room, or granule loss across whole slopes

  • The roof has reached or passed the roughly 20 years a shingle roof is commonly expected to last

  • You've patched the same roof more than once or twice already

  • A storm claim is on the table and the damage clearly backs it up

Orlando roof repair, answered

Same-week repair scheduling across the metro — Orlando plus Winter Park, Apopka, Lake Mary, Oviedo, Sanford, Kissimmee, and Winter Garden. Don't see your town? We cover 180+ communities.

How much does roof repair cost in Orlando?

It depends on what's actually wrong, which is why we never quote from the driveway. Every Orlando repair starts with a free inspection — we diagnose the problem, then hand you a written, itemized quote before any work begins. Financing is available for larger repairs, and if the roof doesn't need work, we'll tell you that instead.

How fast can you get to an emergency repair in Orlando?

Our headquarters is on Carder Road in Orlando, so the crews that answer storm calls are based in this metro — not dispatched from somewhere else. In storm season we triage: tarp and stabilize the homes taking on water first, then return for permanent repairs as the weather clears.

My roof was built in the 2000s — can it really need repairs already?

Yes. 40.9% of Orlando's homes were built in 2000 or later (2023 American Community Survey), and an asphalt shingle roof is commonly expected to last around 20 years — so roofs from the 2000s building boom are right in the repair-decision window now. Sun, storms and lightning here age a roof faster than the calendar suggests.

Do Orlando roof repairs need a permit?

When the scope requires one, we pull it — permits, inspections and the paperwork are part of the job, not your job. Some customers have told us the inspector complimented the workmanship at final inspection; that's the standard every repair is held to.

What should I do after storm damage to my Orlando roof?

Stay off the roof, and get the damage documented while it's still legible. We stabilize first — same-day tarping when water is getting in — then photograph everything we find and put it in a written, itemized report, made before repairs change the roof. We've documented storm damage on Central Florida roofs for over 25 years, and the report is yours to keep.

The leak won't wait for the next storm. Neither should you.

A free inspection from the crews headquartered here — photos, a written report, and a repair quote that holds.
