Mike Ramos was the project manager on my roofing job. He kept me informed every step of the project. He insured the work was completed properly and with minimal disruption to our life. I would highly recommend Mike and URC to my friends and neighbors. Keep up the good work.

Universal Roof and Contracting was a wonderful company to do business with. The first appointment with their salesman was on time. He spent a couple of hours with us going over everything. Our salesperson, Justin Feb, was honest and upfront and did not try to oversell. He was very professional. When they gave us a start time, they showed up on time with eight people. They put the dumpster in and by 4:00 pm the roof was completely finished. The workers were professional, neat, and kept the area clean. They did not blast any music to annoy any of my neighbors, which was wonderful to hear. They were not loud or obnoxious while eating lunch. Overall, it was a professional job that was well done by professionals.

Cory Callahan was very attentive to the requirements I asked for. Sebastian Acevedo was a great Project Manager and made sure that the house received the attention and materials necessary for the installation of the roof. His team was awesome and they did an awesome job. The people in the office also coordinated everything with great attention to detail.

Multifamily roofing covers townhome rows, condominium buildings and apartment communities, where one roof sits over many households and a board or manager makes the call. Pitched townhome roofs are built like residential roofing, while flat and low-slope condo and apartment roofs use the membrane systems from our commercial roofing work. We handle both from offices in Orlando, Tampa and Jacksonville.

Who we work with

Roofing for HOA boards, property managers and builders

HOA and condominium boards

Photos, a written condition report and an itemized scope the whole board can read. Any change to that scope is approved by you first.

Property managers

One assigned Project Manager follows the job from first inspection to final walkthrough.

Builders

Our new-construction department bids multifamily units, new homes and commercial properties with quick turnarounds.

The systems

Roof systems for apartment, condo and townhome buildings

Slope decides the system. A pitched roof sheds water by gravity; a flat roof relies on drainage, so its seams, drains and penetrations decide whether it works.

Best for: Townhome rows and pitched condo roofs

TPO, PVC and modified bitumen

Single-ply membrane welds into one continuous surface, and white reflective membranes are cool roofs that cut the heat passed to the units below; the EPA says cool roofs can reduce peak cooling demand by 11–27% in air-conditioned buildings.

Best for: Flat and low-slope condo and apartment roofs

Standing-seam metal

A properly installed metal roof is built to last for decades with minimal maintenance, which suits property an owner or association plans to keep.

Best for: Long-hold apartment and HOA property

On occupied property

Roofing an occupied community

Multifamily roofing happens over people's homes. Residents stay put while the crew works overhead, so conduct on site is part of the scope, not a courtesy.

  • Access, staging and sequencing agreed with the board or manager first
  • A clean, safe site daily while residents come and go
  • Crews we manage directly rather than day-labor subcontractors

Multifamily roofing questions, answered

Is a townhome or condo roof residential or commercial work?

It can be either. A pitched townhome roof is residential in construction terms, even when an HOA or property manager calls. A flat or low-slope condo or apartment roof uses commercial membranes such as TPO, PVC and modified bitumen. We install both.

What does the free inspection include?

A detailed look at the existing roof system, photos and a written condition report. You keep the photos and report whether or not you hire us, and if a roof doesn't need work, we'll tell you.

Which areas do you cover?

The Orlando metro, Tampa Bay and the Jacksonville area: 22 Florida counties, with offices and crews in all three markets.
