Reed B.

Universal Roofing repaired my roof and cleaned the roof tile. The roof was leaking at the point where it meets the chimney and came through the ceiling and caused damage to the ceiling and floor. Universal repaired it. 3 months later water came through the same area. Yordanis Segura and his crew came out and did a water test on the area they repaired and ruled out water coming in where the roof repairs were made. I asked them to put more silicone in the area just to make sure we didn’t miss a crack. Yordanis was very pleasant to deal with and very professional. Even though we couldn’t isolate the leak, Universal did everything I expected of them to solve the problem and agreed to come back out if it was determined to be a roof issue. Great company. I highly recommend them.

What Brandon Does to a Roof

Roofs across the Tampa Bay area answer to three things, all year, every year. Here's what each one does — with the numbers behind it.

Sun

Strong sun breaks down shingle asphalt and fades finishes over time, so Florida roofs need regular checks.

Salt

Gulf salt air corrodes exposed metal fasteners, flashing, and gutter seams. Corrosion-resistant materials matter this close to the coast.

Storms

Summer squall lines and the occasional named storm bring hard, wind-driven rain that finds every weak detail.

46.65"

annual rainfall at the St Petersburg Ap station

63%

of it falls June through September

8.39"

Before the work begins

Planning a Roof Project in Brandon

A Brandon roof estimate should begin with the property and its existing roof records. Plan Hillsborough includes Brandon among its community plans for unincorporated Hillsborough County. The project type matters: a small residential repair, a complete house reroof and work over an occupied business need different scopes. Tell us which building needs attention, whether the leak reaches living space, and whether an addition or porch has a separate roof covering.

For work handled by Hillsborough County, its reroof guidance distinguishes progress checks from the final inspection. Ask how the contractor will document work that becomes concealed, and who will close out the permit. A finished-looking roof and a complete project record are different things. Keep the estimate, any approved changes, material information and final documentation together so the next repair or property transaction starts with a usable history.

Before delivery, identify parking, a debris-container location and a route that leaves household access clear. If you work from home or have a tenant, agree on the main contact and how changes will be communicated. These details belong in the planning conversation; a price based only on the home's advertised living area leaves too many assumptions about the roof itself.

Fix it early

Roof Repair in Brandon

Around the Tampa Bay area, the roofs that last aren't the ones that never take damage — they're the ones whose owners caught the damage the same season it happened.

Roofer hand-nailing shingles during a repair

On a Brandon property with a porch or later addition, tell the inspector whether the stain occurs at the junction with the main house. Documenting that transition helps distinguish a local connection problem from deterioration across the entire roof. Share earlier repair invoices so the same symptom is not treated repeatedly without identifying its source.

  • Wind-lifted tabs

One good gust finds every marginal fastener. Small patch now, or decking work later.

  • Granules in the gutters

Shingle surfaces shedding — the field is aging, and it's time to watch it.

  • Ceiling stains

By the time water shows inside, it's been traveling the deck for a while. Call now, not next month.

  • Flashing and fastener wear

A common leak point, and one Florida weather works on early.

The big project

Roof Replacement

What actually drives a replacement quote — and how concealed damage is handled if tear-off uncovers it.

Universal Roof crew completing a residential roof replacement

A completed Universal replacement — one to three days on most homes.

Compare Brandon replacement proposals using the same buildings and roof sections. Confirm whether the garage, covered entry and any low-slope addition are included. Ask for separate treatment of concealed decking work and a clear process for approving it; the initial estimate cannot establish the condition of every covered board.

Size, pitch & complexity

Cut-up roofs with dormers and valleys take longer than simple gables — and price accordingly.

Tear-off & decking

How many layers come up, and what the decking looks like once exposed. You approve anything it reveals.

The material system

Shingle, metal, tile, or slate — specified for Florida exposure, not upsold.

Flashing & ventilation

The details that separate a code-minimum job from one that reaches its rated life.

Free & documented

Roof Inspections

In Brandon we recommend checking your roof twice a year, in spring and fall, plus after any major storm. Our professional inspection is free, with a written report you keep either way.

Field & fasteners

Wear, granule loss, and fastener condition across the whole covering.

Flashing & penetrations

Common leak points, so we check every boot, valley, and transition.

The roof edge

Soffit, fascia, and gutters for rot, separation, and pest entry.

The attic side

Moisture staining, ventilation problems, and daylight where there shouldn't be any.

Coastal corrosion

Salt-air wear on fasteners and flashing gets extra attention on every coastal roof.

Findings come back as photographs and a written condition report — not a verbal opinion from the driveway. Many inspections end with "you're fine, here's what to watch," and the report is yours whether or not you ever hire us. If you're buying or selling in Hillsborough County, the same visit produces the roof documentation the transaction needs, from a licensed contractor rather than a checklist service.

Storm Damage in Brandon

Brandon sits on the Gulf side of the storm ledger — and 2024 wrote two entries in two weeks. After it passes, a five-minute ground check tells you whether to call.

01 Ground scan first

Never climb after a storm. Missing tabs, sagging ridge lines, and displaced flashing all show from the yard.

02 Read the downspouts

A pile of granules at the splash block is the roof reporting damage.

03 Circle the property

Shingle pieces and drip-edge sections in the grass map where the wind got in.

04 Check ceilings that night

And again in a week — storm water can take days to show inside.

05 Document and call

Photos with dates from the ground; our written assessment fills in the rest.

Milton

landfall on Siesta Key; 20.40" of rain near St. Petersburg; record crests on the Hillsborough River (NOAA/NHC TCR AL142024)

Ian

one of the costliest hurricanes in Florida history; severe wind and flooding across the southwest coast (NOAA/NHC TCR AL092022)

We bring same-week assessments across Hillsborough County, emergency tarping when the roof needs immediate protection, and a written, photographed damage report — what happened and what fixing it involves, no scare tactics. Material choice is storm strategy too: every system carries its own tested wind rating, so we show you the rating for the exact product before you choose.

Your home

Residential Roofing

Drive Brandon and you'll see many shingle roofs. Sometimes that's the right call; sometimes it's just the default. Four things decide which.

Florida home with architectural shingle roof

We install every mainstream system — shingle, metal, tile, and flat — so the recommendation follows your house and budget, not whichever material a contractor happens to sell. The full comparison is below.

  • The house & neighborhood

Age, style, and what the street is built around — a roof has to belong where it lives.

  • Your ownership horizon

Selling in five years and staying thirty produce different right answers.

  • Budget, now vs. 30 years

Upfront cost against lifetime cost — repairs, energy, and how many more roofs you'll buy.

  • Installation quality

The same materials last longer or fail early depending on underlayment, ventilation, and flashing work.

Your business

Commercial Roofing

A commercial roof in Brandon protects inventory, equipment, and people, and it is built under the Florida Building Code, rated among the strongest of the hurricane-coast states by IBHS.

Flat commercial membrane roof with rooftop equipment

Commercial decisions in Brandon come down to decades-math: purchase price against energy costs, storm resilience, and maintenance across the building's life. We'll show the comparison for your specific building rather than defaulting to whichever membrane is on the truck.

Then maintenance decides everything: annual and post-storm inspections, drains kept clear, membrane and flashing repairs done promptly. Our plans put all of it on a documented schedule so the roof's history is always current and provable.

  • Project-specific code review

Confirm the applicable requirements using the roof’s permit history, existing assembly and proposed work. A damage percentage alone does not settle the scope.

  • Licensing & permits

Commercial roof repairs and installations require a Florida-licensed contractor, and most need a permit from the local building department.

  • System choice

TPO for energy efficiency; metal for hurricane resistance and lifespan; modified bitumen where the deck calls for it.

  • Maintenance cadence

Annual and post-storm inspections, clear drains, prompt membrane repairs — where commercial roofs are won or lost.

The roof edge

Gutters, Soffit & Fascia

Gutters, soffit, and fascia do unglamorous work — and in Brandon they take the weather's first hit, every single day.

Florida home roofline with soffit and fascia at sunset

Contained damage is a focused repair; widespread rot or end-of-life materials are a replacement call — and the smart timing is with a roof replacement or in the fall, ahead of storm season. Material picks for this climate: vinyl soffit for moisture, aluminum fascia for corrosion, seamless aluminum gutters for Florida rainfall.

  • Soft or spongy fascia

The material underneath is already compromised — past the repair window.

  • Stains on exterior walls

Water escaping the drainage path and running where it shouldn't.

  • Sagging, overflowing gutters

Chronic overflow usually means repairs are no longer keeping up.

  • Rust at the seams

Sectional gutters fail at their joints — seamless aluminum has far fewer of them.

What moves every quote regardless of material: pitch and complexity, the product tier within the material, specialist labor where tile demands it, and structural reinforcement when weight requires it. Florida law also requires insurers to offer premium credits for wind-resistant construction features — a wind mitigation inspection documents what your roof qualifies for.

Straight answers

Brandon Roofing Questions

Where do I check reroof inspection steps for Brandon?

Start with Hillsborough County’s published reroof guidance and confirm the property’s jurisdiction. For a permitted project, ask the contractor to explain progress documentation and final inspection, including how you will receive the completed record.

Does my Brandon home’s floor area tell you the roof price?

No. Roof slope, overhangs, attached structures and the number of roof planes affect the work. A measured roof scope is more useful than the living-area number from a listing.

What should I gather before a Brandon roof inspection?

Previous roof permits or invoices, photos of any indoor staining, and a list of separately roofed additions help. Note whether the problem happens during every rain or only under certain conditions.

What should a Brandon roof replacement estimate include?

Look for the measured roof areas, chosen covering and underlayment, included edge and penetration work, disposal, and any exclusions. Ask how concealed damage will be documented and approved before extra work proceeds.

Can you assess a repair before recommending replacement?

Yes. An inspection helps distinguish a contained problem from wider deterioration. Ask which materials can remain, what the proposed repair addresses and whether any areas could not be inspected.

Is the roof inspection in Brandon free?

Yes. Universal offers a free roof inspection with photos and a written condition report, without an obligation to buy roofing work. Request a visit through the inspection form or call to discuss the property.

How should I plan the roof-work schedule?

Confirm material selection, access and any applicable approvals first. Ask for a project-specific window and how weather or concealed conditions could affect it. Do not assume every roof can be finished in the same number of days.

What information helps when I book a visit?

The property address, the building type, a description of the concern and any previous roof records. Tell us about separate additions, access arrangements or an association contact before the inspection.
