Residential Roofing in Tampa

Tampa Bay homes ask more of a roofing company than most Florida markets — coastal salt, a great deal of flat and low-slope roofing, and a housing stock where many roofs took real hurricane wind for the first time in 2024.

Mike Emrich was our initial contact person right after Hurricane Milton. Although we were out-of-state at the time, he was sent to Tampa, and he was flooded with work, he kept in contact with us and was always quick respond. He organized that a colleague would assess our roof so that we would know the extent of the damage and if the roof was leaking or not. Next, he got us in contact with Damian Crawford who organized the scheduling and repairs. We are very pleased with Mike's responsiveness, even late into his evening, and also with Damian and his crew. We would definitely recommend them to friends and will return when we need a full roof replacement. Honest assessment and quality work!

Universal roofing did an amazing job. Everyone I worked with was very professional and polite. They professionally helped me out throughout the entire process. In the middle of summer it only took them a day and a half and I have a wonderful roof.

What Tampa Bay homes need from a roof

The 1921 hurricane was the most destructive to hit the Tampa Bay area since 1848, according to the National Weather Service. Then in October 2024, Hurricane Milton made landfall at Siesta Key as a Category 3 storm and caused major damage across the Sarasota and Tampa Bay areas. A great deal of what Milton did was never documented, and we still find it.

This is also the most flat-roof-heavy residential market we work. Florida rooms, low-slope additions, mid-century blocks — those sections fail by ponding and seam separation rather than by losing shingles. We handle flat and low-slope roofs in-house as well as pitched roofs, so a Florida room or low-slope addition gets the same crew and the same attention as the rest of the house.

Then salt. Across Pinellas, Manatee and Sarasota, properties sit close enough to open water that salt reaches fasteners and flashing long before it touches the roofing material. On a coastal Bay home the hardware is what fails first, and inspecting only the surface will pass a roof that is already going.

Tampa housing stock

The homes we work on here

01

Florida rooms and low-slope additions

The Bay's signature residential roofing problem, and one we handle in-house.

02

Coastal homes near open water

Pinellas, Manatee and Sarasota. Fasteners and flashing corrode years ahead of the panels or tile above them.

03

Mid-century block housing

St. Petersburg and the older Bay neighbourhoods — often low-slope, often on their third or fourth covering.

04

Post-2024 storm repairs

Homes patched quickly after the 2024 storms, with the underlying damage never fully assessed.

Tampa residential roofing questions

How much does a residential roof cost in Tampa?

For a full replacement, it depends on the material, the roof's size and pitch, and what tear-off finds. Flat and low-slope sections price differently again. Every Bay project starts with a free inspection and a written itemised quote.

Do you handle flat roofs and Florida rooms on homes?

Yes. Tampa Bay has far more residential flat and low-slope roofing than our other metros. We keep it in-house rather than subcontracting, so a low-slope section gets the same attention as the pitched roof it adjoins.

My roof came through Milton fine. Should I have it checked?

Worth doing. Many Bay roofs took real hurricane wind for the first time in 2024, and what we still find most often is damage that looked cosmetic at the time and was never documented — broken seal strips, backed-out fasteners, shifted flashing. None of it visible from the ground.

What's different about a coastal Tampa Bay roof?

The failure order reverses. Inland, the roofing material generally goes first. Near the water across Pinellas, Manatee and Sarasota, salt attacks fasteners and flashing years before it touches the tile, panels or shingles above — so a surface-only inspection passes roofs that are already failing underneath.

Which Bay Area areas do you cover?

St. Petersburg, Brandon, Clearwater, Riverview, Lakeland, Sarasota and Wesley Chapel, across Hillsborough, Pinellas, Pasco, Polk, Manatee and Sarasota counties, from our office on Adamo Drive.
