Jim and Tracy and their whole crew are exceptional. Roofing is one of those jobs that 99% of all consumers have no clue. One must trust what they are told. So many of the roofers are full of you know what and sell you more than you need. Universal is the opposite. They tell you what you need and even suggest options that save money. They tell you the pros and cons of each alternative. I could go on and on however suffice it to say that Universal is the best.

Having a re-roof is a stressful time but I knew to call Universal Roofing Inc from my previous experience with them from my old address. It's a step-by-step process (weather permitting) which Tracy (V.P.) walked me through. From customer service, explanation of roof products, to permits and completion was less stressful having an experienced company... and roof looks great! Thank you Universal Roofing Inc.
Fantastic customer service. Kenneth was great. Very professional. Found problem within minutes and fixed. Would recommend for repairs and full roof replacement.
Universal roofing did an amazing job. Everyone I worked with was very professional and polite. They professionally helped me out throughout the entire process. In the middle of summer it only took them a day and a half and I have a wonderful roof.

Residential roofing covers everything on a home rather than a commercial building — repairs, full replacements, storm response, inspections, and the roof edge, where a lot of water damage starts. Universal has been doing it in Florida since 1993, from offices in Orlando, Tampa and Jacksonville. Whatever brought you here, it starts the same way: a free inspection with photos and a written report.
What's going on with your roof?
Four different situations, four different answers. Pick the one that sounds like yours — they all begin with the same free inspection.
Start with a free inspection
Photos, a written condition report, and an honest answer about how much life the roof has left. Always the first step, always free.
Book an inspectionSomething is wrong now
Leaks traced to the source, storm damage stabilised, flashing and boot failures fixed before they reach the deck.
Roof repairThe roof is at the end
Down to the deck and up to current Florida code, with a written itemised scope and any change approved by you first.
Roof replacementA storm just came through
Same-day tarping to stop water getting in, then photos and a written report of everything the storm did.
Storm damageEvery roof system a Florida home runs on
Material choice matters here, because Florida roofs work hard: about 50 inches of rain a year or more, strong sun, humidity, and summer thunderstorms on most days.

Asphalt shingle
Florida's workhorse. Architectural grade over three-tab, and a common Florida roof.
Around 20 years

Tile
Concrete and clay barrel. Heavy, long-lived, and repairable tile-by-tile rather than slope-by-slope.
Decades, underlayment first

Metal
Standing seam and stone-coated steel. The long-hold choice, built to hold when the wind arrives.
Decades

Metlok
Pressed steel, made and installed by the same company — available in Florida exclusively through Universal.
Lifetime class
A roof outlasts most roofing companies
A residential roof is a fifteen-, thirty-, sometimes fifty-year decision, and a warranty is worth exactly as much as the company still around to honour it. We have held BBB accreditation since 2007, with an A+ rating, and we are still here, still family-run.
- Family-owned since 1993Three generations, same name, still answering for what we install. In a trade where companies vanish before the warranty does, that is the whole point.
- Crews, not day-labour subsThe people on your roof work for us. That is why the finish is consistent and why the yard is clean when they leave.
- Owens Corning Platinum PreferredA tier Owens Corning says is held by less than 1% of roofing contractors, and what lets us offer the Platinum Protection warranty that only Platinum contractors can offer.
- Licensed both waysCCC057165 for roofing and CBC1258484 as a Certified Building Contractor — the second is why we can also sign wind mitigation forms.
The edge matters as much as the field
A lot of water damage starts where the roof stops, at the gutters, the fascia and the soffit. We do that work too, and check it on every inspection.
Five steps. Zero surprises.
The same streamlined process on every roof — from an accurate quote to an impeccable installation.

Residential roofing questions, answered
What does residential roofing include?
Everything on a home rather than a commercial building: repairs, full replacements, storm response, inspections, and the roof edge — gutters, soffit and fascia. It also covers multi-family and townhome work, which is residential in construction terms even when an HOA or property manager is the one calling.
How much does a residential roof cost in Florida?
For a full replacement, it depends on the material and the roof itself. Size, pitch, tear-off layers, decking condition and complexity all move it. Repairs are a completely different scale and start with a free inspection and a written itemised quote.
How long does a residential roof last in Florida?
Florida roofs work hard: about 50 inches of rain a year or more, strong sun, humidity, and summer thunderstorms on most days. An asphalt shingle roof is commonly expected to last around 20 years, and Florida conditions can shorten that; a properly installed metal roof is built to last for decades, and tile can last 50 years or more — though on tile it's usually the underlayment beneath that ages out first rather than the tile itself.
Do I need a repair or a replacement?
If the damage is isolated, the roof still has years against its Florida lifespan, and the decking underneath is dry, repair is usually right and we'll say so. If damage is widespread, the roof is at or past its lifespan, or you're repairing the same roof repeatedly, replacement often costs less than the repairs would. The free inspection ends with an honest recommendation either way.
Do you work with HOAs and property managers?
Regularly — multi-family, townhome communities and condominium property across all three markets, plus a new-construction department with quick bid turnarounds for builders.
Is the inspection really free?
Yes, with no obligation, and you keep the photos and the written report whether or not you hire us. If the roof doesn't need work we'll tell you that. Customers mention our honesty in their reviews.
Which areas do you cover?
The Orlando metro, Tampa Bay and the Jacksonville area — 22 Florida counties, with offices and crews in all three rather than one dispatch point for the state.
Find out what your roof actually needs — free
Photos, a written condition report, and an honest answer. If your roof is fine, we'll tell you that too.
