Jim and Tracy and their whole crew are exceptional. Roofing is one of those jobs that 99% of all consumers have no clue. One must trust what they are told. So many of the roofers are full of you know what and sell you more than you need. Universal is the opposite. They tell you what you need and even suggest options that save money. They tell you the pros and cons of each alternative. I could go on and on however suffice it to say that Universal is the best.

Having a re-roof is a stressful time but I knew to call Universal Roofing Inc from my previous experience with them from my old address. It's a step-by-step process (weather permitting) which Tracy (V.P.) walked me through. From customer service, explanation of roof products, to permits and completion was less stressful having an experienced company... and roof looks great! Thank you Universal Roofing Inc.

What Orlando homes need from a roof

40.9% of Orlando's roughly 152,600 homes were built in 2000 or later — the city's largest construction cohort by some distance. An original shingle roof from that boom is 15–25 years old today, which is exactly the age where Florida insurers start asking questions and where our free inspections find the most fixable problems.

Nearly one in three Orlando homes predates 1980. Those have already been through two or three roofs, and when the next one goes on, Florida law requires hurricane-mitigation details — a secondary water barrier, strengthened deck attachment — that the original roof never had. That is not a cost so much as a bring-forward.

Then there is what Central Florida does to whatever is up there. Storm bands most summer afternoons, the highest lightning density in the country, 92°F Julys and about 51 inches of rain a year. Orlando roofs do not age on the national schedule, and pricing a roof off a national lifespan figure is how homeowners here get caught out.

Orlando housing stock

The homes we work on here

01

Post-2000 shingle, now aging out

The city's biggest cohort, hitting 15–25 years. Seal strips fail, fasteners back out, and insurers start asking about roof age.

02

Pre-1980 homes on their third roof

Nearly a third of Orlando housing. The next re-roof brings hurricane-mitigation details the original never had.

03

Tile across the older suburbs

Winter Park, Maitland and the established neighbourhoods. Usually the underlayment ages out before the tile does.

04

New-build communities

Kissimmee, Winter Garden and the growth corridors — builder-grade roofs approaching their first real test.

Orlando residential roofing questions

How much does a residential roof cost in Orlando?

For a full replacement, it depends on the material and the roof itself. Size, pitch, tear-off layers, decking condition and complexity all move it. Every Orlando project starts with a free inspection and a written itemised quote. Your written scope and price stay fixed unless we uncover concealed damage that could not be identified before tear-off. Any change is documented and approved with you first.

My Orlando home was built in the 2000s. Is the roof due?

Quite possibly. 40.9% of Orlando homes went up in 2000 or later, so an original shingle roof from that boom is 15–25 years old now — the age where Central Florida heat cycling has worked the seal strips loose and insurers begin asking about roof age. It's also the cohort most likely to qualify for wind mitigation credits nobody has claimed.

How long does a roof last in Orlando?

An asphalt shingle roof is commonly expected to last around 20 years, and Central Florida can shorten that: storm bands most summer afternoons, the highest lightning density in the country, 92°F Julys and about 51 inches of rain a year. A properly installed metal roof is built to last for decades, and on tile it's usually the underlayment that ages out first.

Do you work on older Orlando homes?

Regularly — nearly a third of the metro's housing predates 1980, and those homes are typically on their third roof. When the next one goes on, current code brings hurricane-mitigation details the original never had, which we'll walk through before you commit to anything.

Which Orlando areas do you cover?

Winter Park, Apopka, Lake Mary, Oviedo, Sanford, Kissimmee, Winter Garden and the rest of Orange, Seminole, Osceola, Lake and Volusia counties — 180+ Florida communities served from the Carder Road office since 1993.
