Jim and Tracy and their whole crew are exceptional. Roofing is one of those jobs that 99% of all consumers have no clue. One must trust what they are told. So many of the roofers are full of you know what and sell you more than you need. Universal is the opposite. They tell you what you need and even suggest options that save money. They tell you the pros and cons of each alternative. I could go on and on however suffice it to say that Universal is the best.

Soffit & Fascia Repair in Orlando
Central Florida heat and humidity are hard on the roof edge, and Orlando's tree canopy keeps a lot of it permanently shaded and damp. Fascia rot and blocked soffit vents are two of the most common things we find on Orlando homes — and both are cheap to fix early.

Fantastic customer service. Kenneth was great. Very professional. Found problem within minutes and fixed. Would recommend for repairs and full roof replacement.
Having a re-roof is a stressful time but I knew to call Universal Roofing Inc from my previous experience with them from my old address. It's a step-by-step process (weather permitting) which Tracy (V.P.) walked me through. From customer service, explanation of roof products, to permits and completion was less stressful having an experienced company... and roof looks great! Thank you Universal Roofing Inc.

Why the roof edge fails in Orlando
The single biggest cause we find is a gutter that stopped coping. Orlando's rainfall peak rate overwhelms undersized runs, the trough backs up, and water pours down the fascia board it's bolted to. Replacing that board without upsizing the gutter just restarts the clock.
The second is attic ventilation. Soffit vents are the intake side of the loop that keeps a roof deck dry, and in Central Florida humidity a blocked intake means moisture condensing on the underside of the deck. A meaningful share of the rotten decking we uncover on Orlando tear-offs was caused by painted-over or insulation-blocked soffit vents, not by any leak at all.
Third is shade. Orlando's mature oak canopy keeps north-facing eaves damp for far longer after rain than an open lot, and anything organic that stays wet in this climate does not stay sound for long.
What we actually find
Rot below an overflowing gutter
A very common cause in Orlando. The gutter is the symptom; the fascia is the cost.
Painted-over soffit vents
Repaints seal the vents shut. The attic stops breathing and the deck starts holding moisture.
Insulation pushed into the eave
Blown-in insulation crammed past the baffle blocks the intake as effectively as paint does.
Squirrel and wasp entry
Any gap in the soffit is an invitation, and the damage inside costs far more than the panel did.
Repair, replacement and ventilation
Fascia replacement
The board along the roof edge that carries your gutter — matched and refitted with correct drip edge.
Soffit repair
Panels under the overhang, including the vents your attic breathes through.
Ventilation correction
Clearing blocked intake so the attic loop actually works — often the cheapest fix on the list.
Pest and storm damage
Closing the gaps that let squirrels, birds and wasps into the roof cavity.
A common cause of fascia rot we find is a gutter that stopped coping. If yours overflows, backs up or has pulled loose, start with seamless gutters in Orlando — replacing the board without fixing the cause just resets the clock.

Orlando soffit & fascia questions
How much does soffit and fascia repair cost in Orlando?
It depends on how much of the run is affected, the height, and whether the rot has reached the rafter tails behind the board. Isolated sections are a small job; a full perimeter is a much bigger one. We inspect and quote in writing free, including an honest answer on how much genuinely needs replacing.
Why does my Orlando soffit keep rotting?
Almost always because water is reaching it that shouldn't. In this metro it's usually an overflowing gutter pouring down the fascia, a missing or badly fitted drip edge, or attic moisture condensing behind the panel because the vents are blocked. Replace the board without fixing the cause and you'll be replacing it again.
Do blocked soffit vents really damage a roof?
Yes, and it's underrated. Soffit vents are the intake side of attic ventilation — air in low at the eaves, out high at the ridge. Block that in Central Florida humidity and the moisture condenses on the underside of the roof deck instead. A real share of the rotten decking we find on Orlando tear-offs started there rather than with a leak.
Can you replace fascia without touching my roof?
Usually yes. Fascia sits at the roof edge and can generally be replaced with the covering intact, though the drip edge and first course sometimes need lifting to do it properly. If rot has travelled into the deck or rafter tails, that's a bigger job — which is why we look before quoting.
Which Orlando areas do you cover?
Winter Park, Apopka, Lake Mary, Oviedo, Sanford, Kissimmee, Winter Garden and the rest of Orange, Seminole, Osceola, Lake and Volusia counties.
Rot at the Orlando roof edge?
A free inspection covers the roof, the edge and the gutters together — photos, a written report, and an honest answer about how much actually needs doing.
