Commercial & Flat Roofing in Tampa

Tampa Bay has far more flat and low-slope roofing than anywhere else we work — Florida rooms, mid-century blocks, additions and small commercial. Flat-roof capability is in-house here, which is why a low-slope call gets the same response as a pitched one.

Mike Emrich was our initial contact person right after Hurricane Milton. Although we were out-of-state at the time, he was sent to Tampa, and he was flooded with work, he kept in contact with us and was always quick respond. He organized that a colleague would assess our roof so that we would know the extent of the damage and if the roof was leaking or not. Next, he got us in contact with Damian Crawford who organized the scheduling and repairs. We are very pleased with Mike's responsiveness, even late into his evening, and also with Damian and his crew. We would definitely recommend them to friends and will return when we need a full roof replacement. Honest assessment and quality work!

Universal roofing did an amazing job. Everyone I worked with was very professional and polite. They professionally helped me out throughout the entire process. In the middle of summer it only took them a day and a half and I have a wonderful roof.

The local market

Tampa Bay is a flat-roof market

The Bay's building stock is genuinely different from Orlando's or Jacksonville's, and it changes what a commercial roofer needs to be good at.

A large share of Bay Area commercial and mixed-use property is low-slope: mid-century blocks, retail strips, warehouses near the port, and the Florida rooms and additions that sit on so many residential properties here. Those roofs do not fail by losing shingles. They fail by ponding, by seam separation, and at the penetrations — and diagnosing that takes different experience from a pitched roof.

We keep flat and low-slope work in-house rather than subcontracting it out, so a flat roof gets the same crew and the same attention as a pitched one.

Then 2024 happened. In October, Hurricane Milton made landfall at Siesta Key as a Category 3 storm and caused major damage across the Sarasota and Tampa Bay areas. Flat roofs took that badly — wind lifts membrane at the perimeter and drives debris across a surface with nothing to stop it, and a great deal of that damage was never properly documented.

On Tampa commercial roofs

What we actually find up there

Four things our crews write up most often on commercial buildings in this metro — and all four are repairable if they are caught before the insulation underneath is soaked.

01

Ponding water that never clears

Standing water more than 48 hours after rain means drainage has failed, not that the roof is flat. It is the Bay's most common commercial finding by a wide margin.

02

Seam separation on single-ply

Heat cycling and foot traffic work the welds until one lets go. On a Bay warehouse roof that is usually near rooftop equipment where technicians walk.

03

Perimeter uplift from the 2024 storms

The 2024 storms lifted membrane edges across the Bay. Once the perimeter termination is compromised the whole field is exposed on the next storm.

04

Salt-driven corrosion at fasteners

Close to open water across Pinellas, Manatee and Sarasota, salt attacks fasteners and flashing on metal commercial roofs long before it touches the panels.

The honest dividing line between repair and replacement is never the membrane — it is what sits under it. Dry deck and localised failures mean repair. Saturated insulation across a wide area means patching the surface only traps the water.

The systems

What we install on Tampa buildings

There is no single best commercial roof — there is the right system for your building, your budget, and how long you intend to hold the asset.

TPO, PVC & modified bitumen

The low-slope workhorses. Single-ply welds into a continuous surface, and white reflective membrane is a cool roof that cuts the heat the roof passes into the building; the EPA says cool roofs can reduce peak cooling demand by 11–27% in air-conditioned buildings.

Standing-seam metal

Built to last for decades with minimal maintenance. The right answer on a building you intend to hold rather than flip.

Owens Corning shingle

Multi-family and pitched new construction. We install as a Platinum Preferred contractor — a tier Owens Corning says is held by less than 1% of roofing contractors.

Restoration coatings

Where a membrane is aged but the deck beneath is genuinely sound. We'll tell you plainly when it isn't.

The decision

Repair, restore, or replace?

Three genuinely different jobs at three very different price points, and the wrong one costs far more than the right one. What decides it is the condition of the deck and insulation under the membrane — never the age of the roof on its own.

Repair

Failures are localised — a few seams, a penetration, a section of perimeter — and the insulation and deck beneath are dry.

  • Isolated seam or flashing failure
  • Dry insulation on probing
  • Membrane still has service life
  • Leak traced to one identifiable source

Restore

The membrane is aged and tired across the whole field, but what sits underneath it is genuinely sound. A coating buys years for a fraction of a tear-off.

  • Widespread surface ageing, no structural failure
  • Insulation and deck test dry
  • Drainage already works, or can be corrected
  • You want more life without closing the building

Replace

The insulation is wet across a meaningful area. At that point patching or coating the surface only seals the water in, and every month of delay costs deck.

  • Saturated insulation over a wide area
  • Repeat leaks in multiple locations
  • Deck showing deflection or deterioration
  • Drainage cannot be corrected in place

You cannot tell which of these you need from the ground, and you often cannot tell from the roof surface either — wet insulation sits under membrane that still looks serviceable. That is what the inspection is for, and it is why we probe rather than simply look before quoting anything on a Tampa building.

On your property

Your building stays open while we work

Nobody closes a business for a re-roof. On a commercial job, sequencing, access, noise and site cleanliness stop being courtesies and become part of the scope.

  • A detailed inspection first — every inch of the existing system, before anyone quotes
  • An assigned Project Manager who follows every stage through to completion
  • Access, staging and sequencing agreed with you before the crew arrives
  • A clean, safe site daily — your staff and customers are still using the building
  • Crews we manage directly rather than day-labour subcontractors

Tampa commercial roofing questions

Do you repair flat roofs in Tampa?

Yes. Tampa Bay has far more flat and low-slope roofing than our other markets. We keep flat-roof work in-house rather than subcontracting it, so a low-slope call gets the same response as a pitched one.

How much does flat roof repair cost in Tampa?

It depends on what's under the membrane rather than the membrane itself, which is why we inspect before quoting. Localised seam or penetration failures over dry insulation are a straightforward repair. Saturated insulation across a wide area is a different job entirely — and patching over it just traps the water. The inspection that tells you which one you have is free.

My flat roof ponds after rain. Is that normal?

No. Standing water more than 48 hours after rain means drainage has failed — it isn't a property of flat roofs. Ponding adds weight, degrades the membrane and finds the nearest weak seam eventually. The fix is usually re-sloping, adding drains or crickets, and correcting the terminations that caused it in the first place.

Could my building still have undocumented 2024 storm damage?

It's one of the most common things we still find on Bay commercial roofs. The 2024 storms lifted membrane perimeters and drove debris across flat surfaces, and where the building didn't leak immediately nobody looked. Once a perimeter termination is compromised, the whole field is exposed on the next storm.

Which Bay Area areas do you cover?

Hillsborough, Pinellas, Pasco, Polk, Manatee and Sarasota counties — St. Petersburg, Brandon, Clearwater, Riverview, Lakeland, Sarasota and Wesley Chapel — from our office on Adamo Drive in Tampa.

Do you work with property managers and HOA boards?

Regularly. We also run a new-construction department with quick bid turnarounds for builders, which in this market often means multi-family and low-slope work.
