Mike Emrich was our initial contact person right after Hurricane Milton. Although we were out-of-state at the time, he was sent to Tampa, and he was flooded with work, he kept in contact with us and was always quick respond. He organized that a colleague would assess our roof so that we would know the extent of the damage and if the roof was leaking or not. Next, he got us in contact with Damian Crawford who organized the scheduling and repairs. We are very pleased with Mike’s responsiveness, even late into his evening, and also with Damian and his crew. We would definitely recommend them to friends and will return when we need a full roof replacement. Honest assessment and quality work!

Universal Roofing has been a great company to work with. They just completed re-roofing our house in 2 days, even with rain. They worked tirelessly. If I owned a construction company, I would definitely want the team of Tony Contreras, Project Manager, and Roberto’s crew working for my company. I highly recommend them.
Universal roofing did an amazing job. Everyone I worked with was very professional and polite. They professionally helped me out throughout the entire process. In the middle of summer it only took them a day and a half and I have a wonderful roof.
1 of 1
Tampa Bay has more flat and low-slope roofing than our other two markets, and builder work here often means multifamily and low-slope jobs. Membrane details are on our Tampa commercial and flat roofing page, and pitched townhome roofs follow residential roofing in Tampa. The statewide Florida multifamily roofing page covers how we work with boards and managers.
Flat roofs, storms and salt around Tampa Bay
A flat roof fails at standing water, seams and penetrations rather than by losing shingles. Reading one on a condo or apartment building takes membrane experience, and we keep that work in-house instead of subcontracting it.
In October 2024, Hurricane Milton made landfall at Siesta Key as a Category 3 storm and caused major damage across the Sarasota and Tampa Bay areas. Wind gets under a membrane at the roof edge, and once an edge lifts, every later storm has a way in.
Tampa averages about 49 inches of rain a year, more than half of it from June through September, per NOAA climate normals. Near open water in Pinellas, Manatee and Sarasota, salt corrodes fasteners and flashing before the roof surface shows any wear.
Flat and pitched systems for Bay Area multifamily buildings
Slope sets the system: membrane where the roof is flat, shingle where it pitches.

TPO and PVC
Single-ply sheets heat-welded into one continuous surface, with reflective options for top-floor heat.
Drainage corrections
Re-sloping, extra drains or crickets, and new edge terminations where water sits after rain.

What we check on a Tampa condo or apartment roof
- Standing water: still there 48 hours after rain means the drainage has failed
- Seams near rooftop equipment, where foot traffic works welds loose
- Roof edges and terminations, where wind lifted membrane in 2024
- Fasteners and flashing on buildings close to open water
- The insulation and deck beneath, which decide repair or replacement
Five steps. Zero surprises.

Tampa multifamily roofing questions
Do you repair flat roofs on Tampa condo and apartment buildings?
Yes. On multifamily roofing in Tampa, flat-roof repair and replacement stay with our own crews rather than a subcontractor. That covers TPO, PVC and modified bitumen.
Can our flat roof be repaired instead of replaced?
Often. If the insulation and deck under the membrane test dry and the trouble is at a few seams or penetrations, a repair makes sense. Where insulation is soaked over a wide area, a patch only seals the water in.
Our roofs came through Milton. Should they be checked?
It is worth doing. Wind that lifts a membrane edge or shifts flashing often leaves no leak at first, so the damage goes unnoticed. A free inspection documents the roof in photos and a written report.
Can one contractor handle the flat buildings and the townhomes?
Yes. When a Tampa community has both, we install membrane on the flat roofs and Owens Corning shingle on the pitched ones. One assigned Project Manager runs the whole job.
