The Florida Roof Buyer's Checklist

Five questions that expose a bad roofer in one phone call. Ask all five before you sign anything — including with us.

1. Are you licensed and insured — and can I see both?

Florida requires roofing contractors to be state-licensed, and legitimate ones carry liability + workers' comp. An unlicensed or uninsured crew makes THEIR accident YOUR problem.

What to listen for: A license number offered without hesitation. Ours: CCC057165 · CBC1258484.

2. What exactly does your written estimate include?

The cheap bid is usually cheap because something's missing — tear-off, decking repair, permits, or cleanup that becomes a 'change order' later.

What to listen for: Materials, labor, tear-off, permits, cleanup, and timeline — in writing, before work starts.

3. What warranties come with the roof — and who stands behind them?

There are two warranties: the manufacturer's (materials) and the contractor's (workmanship). Ask how long the workmanship coverage lasts and who stands behind it. If the contractor disappears, so does that warranty.

What to listen for: Both warranties in writing, from a company with decades behind it — not a truck-and-ladder outfit in year two.

4. Who is actually on my roof — your crew or subcontractors?

Subcontracted crews aren't automatically bad, but you deserve to know who's accountable, whether they're covered by the contractor's insurance, and who handles problems after the trucks leave.

What to listen for: A straight answer, plus how supervision and accountability work either way.

5. Can you show me local references and recent local work?

Anyone can show a portfolio. What matters is completed roofs in YOUR area, on homes like yours, with reachable homeowners and public reviews you can verify.

What to listen for: Addresses you can drive past, reviews you can read, and no defensiveness about either.
