I have owned my home for more than 40 years. I realize that the roof is the first line of defense against the elements so I had Universal Roofing install a new Owens Corning roof. Of all of the projects that I have done on my home, none have been a better story than the one Universal just completed. From the very beginning, they have been friendly, informative and incredibly professional. That included sales, office personnel and very importantly, Tony who was the project manager of the great crew on the job. This task was completed ahead of schedule with extraordinary professionalism. The debris was all cleaned up nicely, the dumpster quickly removed and my home now has much more curb appeal. The warranty that came with the job is second to none. This is an investment and worth every penny I invested in the project. Universal and Owens Corning is a People, Product and Project team that is impossible to beat! Richard Meyers

Outstanding roof replacement by Universal Roof & Contracting . Cory Callahan was thorough, professional and patient as the estimator. Scott Stone was our project manager that was always accessible and dependable. The workmanship was high quality. All staff was polite and helpful. Raven Monterey and Kleanthe. Caryofilles were very responsive. Totally pleased with roof replacement and highly recommend Universal Roof
Everything tiptop, crew efficient, conscientious. Didn't cut any corner, stay very late. I am very happy with this company. They have an outstanding foreman, Bailey Hinshaw who I cannot sign praises enough. Outstanding from beginning to end! Lien Dillon, home owner
I had my roof replaced and siding replaced and the entire house painted. I had a great service guy by the name of Anderson from Universal Roofing. He made sure he stayed in constant communication with me throughout the entire project. It looks great and i would highly recommend them. Greatly appreciated, Nanette
Kleanthe was the shining star in this whole ordeal!! He tried his best to have everything go smoothly. He communicated well with us on a daily basis so we always knew what was going on. If we were not satisfied, he made sure the problem was fixed.
I decided to go with universal because I got a good referral from one of their recent customer. My insurance sent me a letter that required a roof replacement, which is not in my short term budget. With the warranty they gave me, the price is comparable to local installers in my area. It was a seamless experience from the agent who came to give the quote, to the project manager and the 5 workers ( who was able to finish it same day for 1,200 square footage house). They have an outside financing option, which gives flexibility. They were very mindful in preparing the area, and covered everything especially my pool. Permits during construction and final permits were in place for the county and my insurance company. Overall, I’m glad I chose universal for my roof replacement.
The new roof was great from start to finish. Start was the salesperson Cory Callahan who explained everthing. The office staff Raven and Olga who was helpful. Brain Spencer the project manager and his hard working team were amazing.i I am extremely happy with my new roof. Thank you very much for the new roof
I Called Universal Roof and Contracting due to multiple leaks to my 15 year old tile roof. Brian Bower came over and quickly noticed an area around my chimney as the source of the main leak. There were at least three other areas under the tile that were leaking due to fasteners an underlayment failing. The cost of a New Tile roof was a bit out of my budget. I didnt want a shingle roof due to wanting a life span similar to a tile or metal roof. I went with a Metlock Metal Roof. The cost of the Metlock roof was $20,000 less than the tile but the metal tiles were strong and each panel felt like it was made with quality. Ronald and UK Steve were my on site managers and they were nothing short of amazing. I have a pretty big property and they completed everything, including rebuilding my chimney, in three days. Thank you so much Universal, especially Ronald Brian and UK Steve.I love my new Metlock roof !!!
From start to finish great service. Sales person Mike was great, office staff great, installation crew and supervisor Jonathan great! Highly recommend!

Universal Roof & Contracting serves Altamonte Springs with every major roofing service — repair, replacement, inspections, storm response, gutters, and all four mainstream roof systems — from our Greater Orlando office. What Altamonte Springs Does to a Roof
Three forces set the terms for every roof in Altamonte Springs. Understand them and every material and maintenance decision on this page makes sense.
Sun
Strong sun breaks down shingle asphalt and fades finishes over time, so Florida roofs need regular checks.
Humidity
Inland Florida trades salt for humidity: algae grows on shaded slopes, and poor attic ventilation traps heat and moisture under the roof.
Storms
Summer squall lines and the occasional named storm bring hard, wind-driven rain that finds every weak detail.
51.45"
annual rainfall at the Orlando Intl Ap station
57%
of it falls June through September
8.05"
in June alone — the peak month

Roof Repair in Altamonte Springs
Around Central Florida, the roofs that last aren't the ones that never take damage — they're the ones whose owners caught the damage the same season it happened.

Our repair crews cover Seminole County year-round. We fix what you called about, then check the surrounding field, flashing, and penetrations so a second surprise isn't waiting. If a repair is all your roof needs, that's what we'll tell you.
For active leaks we handle emergency calls: tarp or temporary seal first, then a documented permanent repair once weather clears — with photos of what we found and what we did.
Lifted or missing shingles
The classic after a squall line. Caught early it's a focused, inexpensive repair.
Granules in the gutters
Shingle surfaces shedding — the field is aging, and it's time to watch it.
Ceiling stains
By the time water shows inside, it's been traveling the deck for a while. Call now, not next month.
Flashing and fastener wear
A common leak point, and one Florida weather works on early.
Roof Replacement
What actually drives a replacement quote — and how concealed damage is handled if tear-off uncovers it.

A completed Universal replacement — one to three days on most homes.
A replacement here isn't a shingle swap — it's a system: decking inspected once opened, underlayment and ventilation installed to the manufacturer's actual specification, flashing detailed at every transition. That's what lets an Owens Corning Platinum Preferred contractor (fewer than 1% of roofing contractors hold the tier) back the work with warranties most roofers can't offer.
You see the whole scope line by line before signing, and the approved price is the built price unless tear-off uncovers concealed damage no one could see — which you approve before we fix it. Most Altamonte Springs homes are finished in one to three days. If the roof edge is also near end-of-life, we'll tell you, and doing soffit, fascia, and gutters with the roof saves a second mobilization.
Size, pitch & complexity
Cut-up roofs with dormers and valleys take longer than simple gables — and price accordingly.
Tear-off & decking
How many layers come up, and what the decking looks like once exposed. You approve anything it reveals.
The material system
Shingle, metal, tile, or slate — specified for Florida exposure, not upsold.
Flashing & ventilation
The details that separate a code-minimum job from one that reaches its rated life.
Every Altamonte Springs replacement starts with the free inspection.
Roof Inspections
Check your roof twice a year, in spring and fall, plus after any major blow. Our inspection is free, documented, and pressure-free.
Field & fasteners
Wear, granule loss, and fastener condition across the whole covering.
Flashing & penetrations
Common leak points, so we check every boot, valley, and transition.
The roof edge
Soffit, fascia, and gutters for rot, separation, and pest entry.
The attic side
Moisture staining, ventilation problems, and daylight where there shouldn't be any.
Findings come back as photographs and a written condition report — not a verbal opinion from the driveway. Many inspections end with "you're fine, here's what to watch," and the report is yours whether or not you ever hire us. If you're buying or selling in Seminole County, the same visit produces the roof documentation the transaction needs, from a licensed contractor rather than a checklist service.

Storm Damage in Altamonte Springs
Being inland doesn't excuse a roof in Altamonte Springs. Irma crossed the middle of the state as a hurricane, and Milton brought hurricane-force gusts to Central Florida. After it passes, a five-minute ground check tells you whether to call.
01 Ground scan first
Never climb after a storm. Missing tabs, sagging ridge lines, and displaced flashing all show from the yard.
02 Read the downspouts
A pile of granules at the splash block is the roof reporting damage.
03 Circle the property
Shingle pieces and drip-edge sections in the grass map where the wind got in.
04 Check ceilings that night
And again in a week — storm water can take days to show inside.
05 Document and call
Photos with dates from the ground; our written assessment fills in the rest.
Irma
crossed Central Florida as a hurricane; minor to moderate damage to many structures, widespread tree damage (NOAA/NHC TCR AL112017)
Milton
hurricane-force gusts in Central Florida near the track; 14.83" of rain recorded near Orlando (NOAA/NHC TCR AL142024)
We bring same-week assessments across Seminole County, emergency tarping when the roof needs immediate protection, and a written, photographed damage report — what happened and what fixing it involves, no scare tactics. Material choice is storm strategy too: every system carries its own tested wind rating, so we show you the rating for the exact product before you choose.
Residential Roofing
Asphalt shingle is the default on many Altamonte Springs homes, but the default isn't automatically the right answer for your house.

43.2% of occupied homes in Altamonte Springs are owner-occupied, and the median owner-occupied home value is $293,000 (U.S. Census Bureau QuickFacts, 2020–2024). Ours is the math of protecting that investment: the right system, installed to specification, maintained on a schedule.
We install every mainstream system — shingle, metal, tile, and flat — so the recommendation follows your house and budget, not whichever material a contractor happens to sell. The full comparison is below.
The house & neighborhood
Age, style, and what the street is built around — a roof has to belong where it lives.
Your ownership horizon
Selling in five years and staying thirty produce different right answers.
Budget, now vs. 30 years
Upfront cost against lifetime cost — repairs, energy, and how many more roofs you'll buy.
Installation quality
The same materials last longer or fail early depending on underlayment, ventilation, and flashing work.
Not sure which of these your roof needs?
The free inspection answers it with photos and a written report.
Commercial Roofing
A commercial roof in Altamonte Springs protects inventory, equipment, and people, and it is built under the Florida Building Code, rated among the strongest of the hurricane-coast states by IBHS.

Think in decades, not years: compare lifetime cost, not just this quarter's price. TPO's energy efficiency, metal's wind performance, and modified bitumen's proven simplicity each earn their place depending on the deck, the budget, and how long you plan to hold the building.
Our maintenance plans put inspections, drain clearing, and membrane repairs on a schedule for Seminole County buildings — with the documentation trail kept current, which matters at sale time and any time the roof's history gets examined.
The 25% rule
If more than 25% of a roof section is repaired or replaced within 12 months, the whole section must meet current code, unless the roof was built to the 2007 Florida Building Code or later.
Licensing & permits
Commercial roof repairs and installations require a Florida-licensed contractor, and most need a permit from the local building department.
System choice
TPO for energy efficiency; metal for hurricane resistance and lifespan; modified bitumen where the deck calls for it.
Maintenance cadence
Annual and post-storm inspections, clear drains, prompt membrane repairs — where commercial roofs are won or lost.
Gutters, Soffit & Fascia
The roof edge is a common starting point for water damage in Altamonte Springs, and it can fail quietly for years before it shows.

Edge work follows a simple ladder: patch the isolated failure, replace the systemic one, and whenever a roof replacement is on the calendar, do the edge at the same time and save a second mobilization. Our default spec is seamless aluminum gutters, aluminum fascia, and vented vinyl soffit, chosen for what Florida air and rainfall actually do to materials.
Soft or spongy fascia
The material underneath is already compromised — past the repair window.
Stains on exterior walls
Water escaping the drainage path and running where it shouldn't.
Sagging, overflowing gutters
Chronic overflow usually means repairs are no longer keeping up.
Rust at the seams
Sectional gutters fail at their joints — seamless aluminum has far fewer of them.

| System | Realistic Florida life | Wind rating (installed right) | Cost tier | Best for |
|---|---|---|---|---|
| Metal (standing seam) | Varies by product; ask for the warranty term | Product-specific; we show you the rating | $$$ | Longevity, storms, energy bills |
| Architectural shingle | About 20 years | Class H shingles: rated for design wind speeds up to 194 mph | $ | Value, fast storm repairs |
| Tile (clay/concrete) | Over 50 years | High, code-driven | $$$ | Permanence, the Florida look |
| Metlok (only at Universal) | 50-year limited lifetime warranty | 180+ mph tested wind rating | $$$ | Longevity, high-wind exposure |
What moves every quote regardless of material: pitch and complexity, the product tier within the material, specialist labor where tile demands it, and structural reinforcement when weight requires it. Florida law also requires insurers to offer premium credits for wind-resistant construction features — a wind mitigation inspection documents what your roof qualifies for.

Altamonte Springs Roofing Questions
How long do roofs last in Altamonte Springs?
In Altamonte Springs plan on about 20 years from architectural shingle and more than 50 from clay or concrete tile with proper care, based on a National Association of Home Builders study. Metal life depends on the product, so ask for its warranty term. The installer's discipline matters more to those numbers than the brand on the wrapper.
Repair or replace — how do you decide?
The test is scope and remaining life: contained damage on a healthy roof gets repaired; spreading wear, leaks that keep finding new paths, or a roof in its final stretch gets a replacement conversation, because repeated patching on a failing roof adds up. Our recommendation always arrives in writing, with photos.
What should I do right after storm damage?
Three things: stay off the roof, photograph what's visible from the ground with the date, and get professional eyes up there quickly, because even small openings let water reach the decking. We run storm assessments across Seminole County with tarping available the same visit where roofs need immediate protection.
Can a handyman repair a roof in Florida?
No. Florida's licensing agency says roof repairs and roof installations require a state license. Verify the license and insurance before hiring anyone. Universal Roof & Contracting is state-licensed (CCC057165 & CBC1258484) and fully insured.
What does a roof replacement cost in Altamonte Springs?
Five inputs set it: size and pitch, how many layers come off, what the decking looks like underneath, which system goes on, and the detail work at flashings and ventilation. That's why quotes-by-phone are guesses. Ours start with a free inspection and arrive itemized, line by line.
Is the inspection really free?
Completely. You get the walkthrough, the photographs, and a written condition report at no cost, no strings — the report is yours even if we never hear from you again. Most end with 'you're fine, here's what to watch.'
How long does a roof installation take?
Typically one to three days for a residential replacement. Complexity adds time — tile systems, steep pitches, multiple layers coming off — and commercial jobs scale with the building. Either way you'll know the expected window up front.
What time of year is best for roof work here?
Exterior work runs year-round in Florida, but fall is the sweet spot for big projects — easier on crews and materials, and it puts a sound roof over you before the next storm season instead of after it.
What is the 25% roof rule in Florida?
Under the Florida Building Code, repairing or replacing more than 25% of a roof section within 12 months generally means the whole section must be brought up to current code. Roofs built to the 2007 code or later are exempt: only the repaired part must meet current code.
