Universal roofing did an amazing job. Everyone I worked with was very professional and polite. They professionally helped me out throughout the entire process. In the middle of summer it only took them a day and a half and I have a wonderful roof.

My husband and I called Universal Roof and Contracting after Hurricane Irma hit us. We first heard about them on news 96.5 and ended up very happy with our decision. This is one of the only companies who offered to come out and inspect/estimate damage on our roof without a charge. Originally our appointment was scheduled for December (due to high demand after the storm) surprisingly, they were nice enough to call us when they had a cancellation and we were able to have them at the house 3 months earlier than expected! Patrick came out and inspected our roof. We had a small leak during the hurricane and wanted to get a professional opinion on it. Patrick was great, very friendly and knowledgeable. The best part was that he was honest and did not try to up-sell us anything. He told me great news (that there is no damage on our roof and we have at least another 3-5 years of life left on it). We definitely recommend their service and plan on calling them when needed.

The local conditions

What Casselberry Does to a Roof

Three forces set the terms for every roof in Casselberry. Understand them and every material and maintenance decision on this page makes sense.

Sun

Strong sun breaks down shingle asphalt and fades finishes over time, so Florida roofs need regular checks.

Humidity

Inland Florida trades salt for humidity: algae grows on shaded slopes, and poor attic ventilation traps heat and moisture under the roof.

Storms

Summer squall lines and the occasional named storm bring hard, wind-driven rain that finds every weak detail.

Roof Repair in Casselberry

Around Central Florida, the roofs that last aren't the ones that never take damage — they're the ones whose owners caught the damage the same season it happened.

Roofer hand-nailing shingles during a repair

Casselberry sits inside our Seminole County repair territory. Every repair visit ends the same way: the problem you called about fixed, the surrounding field and flashings checked, and photos of both in your inbox.

Active leak? We tarp or seal first and schedule the permanent repair behind it — documented, so you have the record.

  • Shingles gone after a blow

Wind takes the weakest tabs first. A same-month repair keeps the deck dry underneath.

  • Granules in the gutters

Shingle surfaces shedding — the field is aging, and it's time to watch it.

  • A stain that wasn't there

Interior spots mean the leak has a head start — water travels the deck before it drops.

  • Flashing and fastener wear

A common leak point, and one Florida weather works on early.

The big project

Roof Replacement

What actually drives a replacement quote — and how concealed damage is handled if tear-off uncovers it.

Universal Roof crew completing a residential roof replacement

A completed Universal replacement — one to three days on most homes.

The quote you get is an itemized scope, not a number on a business card — and it's built from what your roof actually needs: tear-off depth, decking condition, the material system, and the flashing and ventilation details that decide whether a roof reaches its rated life. As an Owens Corning Platinum Preferred contractor, our warranty options go beyond what the standard tiers allow.

Around Central Florida, we schedule replacements ahead of storm season where the calendar allows, bundle roof-edge work when it makes financial sense, and finish most homes in one to three days — protected landscaping and a magnet-swept yard included.

Size, pitch & complexity

Cut-up roofs with dormers and valleys take longer than simple gables — and price accordingly.

Tear-off & decking

How many layers come up, and what the decking looks like once exposed. You approve anything it reveals.

The material system

Shingle, metal, tile, or slate — specified for Florida exposure, not upsold.

Flashing & ventilation

The details that separate a code-minimum job from one that reaches its rated life.

Free & documented

Roof Inspections

A Casselberry roof should be checked twice a year, in spring and fall, and after every named storm. Our inspection costs nothing and ends with a written, photographed report either way.

Field & fasteners

Wear, granule loss, and fastener condition across the whole covering.

Flashing & penetrations

Common leak points, so we check every boot, valley, and transition.

The roof edge

Soffit, fascia, and gutters for rot, separation, and pest entry.

The attic side

Moisture staining, ventilation problems, and daylight where there shouldn't be any.

Every inspection ends in writing: photographs of what we found, where it is, and what it means — no driveway verdicts, no pressure. The honest outcome of most Casselberry inspections is "you're fine, here's what to watch." When something does need attention, you get it documented with photos, so the decision is yours to make on evidence.

Wind-damaged asphalt shingles after a Florida storm
When the weather turns

Storm Damage in Casselberry

Being inland doesn't excuse a roof in Casselberry. Irma crossed the middle of the state as a hurricane, and Milton brought hurricane-force gusts to Central Florida. After it passes, a five-minute ground check tells you whether to call.

01 Binoculars beat ladders

Everything that matters after a storm is visible from the yard — safely.

02 Count what's missing

Gaps in the shingle field and bent drip edge are the wind's signature.

03 Splash blocks and screens

Granule drifts and shingle fragments wash down first — check where water exits.

04 Watch ceilings for a week

Storm water travels slow paths; a stain can surface days after the sky clears.

05 Make the record

Dated photos from the ground, then our written assessment on top — that's the full file.

Irma

crossed Central Florida as a hurricane; minor to moderate damage to many structures, widespread tree damage (NOAA/NHC TCR AL112017)

Milton

hurricane-force gusts in Central Florida near the track; 14.83" of rain recorded near Orlando (NOAA/NHC TCR AL142024)

After a storm crosses Central Florida, our crews run assessment routes the same week — tarping first where roofs need immediate protection, then documented damage reports with photographs. You learn exactly what happened and what fixing it involves; the decision stays yours. And if the roof was already near end-of-life, we'll say so instead of patching around it.

Your home

Residential Roofing

Asphalt shingle is the default on many Casselberry homes, but the default isn't automatically the right answer for your house.

Florida home with architectural shingle roof

59.5% of occupied homes in Casselberry are owner-occupied, and the median owner-occupied home value is $299,200 (U.S. Census Bureau QuickFacts, 2020–2024). Ours is the math of protecting that investment: the right system, installed to specification, maintained on a schedule.

We install every mainstream system — shingle, metal, tile, and flat — so the recommendation follows your house and budget, not whichever material a contractor happens to sell. The full comparison is below.

  • The house & neighborhood

Age, style, and what the street is built around — a roof has to belong where it lives.

  • Your ownership horizon

Selling in five years and staying thirty produce different right answers.

  • Budget, now vs. 30 years

Upfront cost against lifetime cost — repairs, energy, and how many more roofs you'll buy.

  • Installation quality

The same materials last longer or fail early depending on underlayment, ventilation, and flashing work.

Your business

Commercial Roofing

A commercial roof in Casselberry protects inventory, equipment, and people, and it is built under the Florida Building Code, rated among the strongest of the hurricane-coast states by IBHS.

Flat commercial membrane roof with rooftop equipment

Commercial decisions in Casselberry come down to decades-math: purchase price against energy costs, storm resilience, and maintenance across the building's life. We'll show the comparison for your specific building rather than defaulting to whichever membrane is on the truck.

Then maintenance decides everything: annual and post-storm inspections, drains kept clear, membrane and flashing repairs done promptly. Our plans put all of it on a documented schedule so the roof's history is always current and provable.

  • The 25% rule

If more than 25% of a roof section is repaired or replaced within 12 months, the whole section must meet current code, unless the roof was built to the 2007 Florida Building Code or later.

  • Licensing & permits

Commercial roof repairs and installations require a Florida-licensed contractor, and most need a permit from the local building department.

  • System choice

TPO for energy efficiency; metal for hurricane resistance and lifespan; modified bitumen where the deck calls for it.

  • Maintenance cadence

Annual and post-storm inspections, clear drains, prompt membrane repairs — where commercial roofs are won or lost.

The roof edge

Gutters, Soffit & Fascia

In Casselberry, the roof edge is a common place for water damage to start: soffit, fascia, and gutters can fail quietly before anyone notices.

Florida home roofline with soffit and fascia at sunset

Edge work follows a simple ladder: patch the isolated failure, replace the systemic one, and whenever a roof replacement is on the calendar, do the edge at the same time and save a second mobilization. Our default spec is seamless aluminum gutters, aluminum fascia, and vented vinyl soffit, chosen for what Florida air and rainfall actually do to materials.

  • Soft or spongy fascia

The material underneath is already compromised — past the repair window.

  • Stains on exterior walls

Water escaping the drainage path and running where it shouldn't.

  • Sagging, overflowing gutters

Chronic overflow usually means repairs are no longer keeping up.

  • Rust at the seams

Sectional gutters fail at their joints — seamless aluminum has far fewer of them.

What moves every quote regardless of material: pitch and complexity, the product tier within the material, specialist labor where tile demands it, and structural reinforcement when weight requires it. Florida law also requires insurers to offer premium credits for wind-resistant construction features — a wind mitigation inspection documents what your roof qualifies for.

Casselberry Roofing Questions

How long do roofs last in Casselberry?

In Casselberry plan on about 20 years from architectural shingle and more than 50 from clay or concrete tile with proper care, based on a National Association of Home Builders study. Metal life depends on the product, so ask for its warranty term. The installer's discipline matters more to those numbers than the brand on the wrapper.

Repair or replace — how do you decide?

Two questions decide it: how contained is the damage, and how much life does the field have left? Contained plus years remaining equals repair; spreading wear or a roof in its last stretch equals a replacement conversation, since patch money on a dying roof rarely buys much time. Either way, our recommendation comes documented.

What should I do right after storm damage?

From the ground: photograph the damage you can see, note when it happened, and check ceilings that night and again in a week. Then get it professionally assessed — we cover Seminole County with same-week storm visits, emergency tarping, and written, photographed reports.

Can a handyman repair a roof in Florida?

Not legally. Florida's licensing agency says roof repairs and roof installations require a state license. Ask for the license number before hiring anyone; ours are CCC057165 & CBC1258484.

What does a roof replacement cost in Casselberry?

Five inputs set it: size and pitch, how many layers come off, what the decking looks like underneath, which system goes on, and the detail work at flashings and ventilation. That's why quotes-by-phone are guesses. Ours start with a free inspection and arrive itemized, line by line.

Is the inspection really free?

Yes, genuinely: no fee, no obligation, and you keep the written report and photos either way. It's how we've introduced ourselves to Florida homeowners since 1993 — many inspections end with good news and a watch list.

How long does a roof installation take?

Typically one to three days for a residential replacement. Complexity adds time — tile systems, steep pitches, multiple layers coming off — and commercial jobs scale with the building. Either way you'll know the expected window up front.

What time of year is best for roof work here?

Any month works — this is Florida, and roofs can't wait on weather windows anyway. Given the choice, fall wins: easier on crews and materials, and the new roof is in place ahead of storm season rather than behind it.
