I bought a new-build DR Horton home. Hired an inspector. Closed. All good. Hired a gutter installer. He The told me I had “roof problems”. I was so worried. Called Universal Roof immediately. Dylan (inspector) came out within 2-days. So grateful for his professional evaluation (especially before hurricane season). The one-word that best describes this company is “TRUSTWORTHY!”TRUST me on that 😉… ~Mugsy from Daytona Beach (LPGA)

Where we work

About Maitland

Maitland is an incorporated city in Orange County and one of the oldest incorporated municipalities in Central Florida. The U.S. Army established a fort here in 1838, and after the Civil War settlers bought land and planted citrus groves. The community was incorporated as the Town of Lake Maitland in 1885.

A new city charter in 1959 shortened the name. The city points to its active art and history community, its growing downtown center and the Maitland Center development west of Interstate 4. The 2020 Census counted 19,543 residents.

What we see here

Maitland Homes and What Their Roofs Face

The weather those roofs answer to is measurable. NOAA's 1991–2020 normals for the Orlando Intl Ap station put annual rainfall at 51.45 inches, with 57% of it falling June through September and 8.05 inches in June alone. Most of that rain arrives in summer storms, often wind-driven, and it finds any weak flashing detail on Maitland rooflines quickly.

Humidity, sun, and that rainfall all work on Maitland roofs, and edges, penetrations and fasteners are where we start every inspection.

Storm exposure

Storms Maitland Has Answered To

Maitland sits in the inland storm region, and the record is specific: Irma (2017) — crossed Central Florida as a hurricane; minor to moderate damage to many structures, widespread tree damage (NOAA/NHC TCR AL112017). Milton (2024) — hurricane-force gusts in Central Florida near the track; 14.83" of rain recorded near Orlando (NOAA/NHC TCR AL142024).

After any of those, the useful thing a homeowner can do is document from the ground: photograph what is visible, note the date, check ceilings that night and again a week later. Then get a professional assessment before small openings become interior damage. We run storm routes across Orange County and put findings in writing with photographs — no scare tactics, no inflated damage lists.

Not sure which of these your roof needs?

The free inspection answers it with photos and a written report.

Straight answers

Maitland Roofing Questions

What should I do right after storm damage?

Three things: stay off the roof, photograph what's visible from the ground with the date, and get professional eyes up there quickly, because even small openings let water reach the decking. We run storm assessments across Orange County with tarping available the same visit where roofs need immediate protection.

Is the inspection really free?

Yes — photos, honest findings, and a written condition report, free, whether or not you hire us for anything. Many inspections end with 'you're fine, here's what to watch.'

How long do roofs last in Maitland?

Realistic numbers for Maitland: architectural asphalt shingle about 20 years and clay or concrete tile more than 50 years with proper care, based on a National Association of Home Builders study. Metal life depends on the product, so ask for its warranty term. Installation quality decides which end of the range your roof lands on.
