I contacted Universal Roof & Contracting several months ago for an estimate on a new roof for my 3300 square foot house as well as contacting 4 other roofing companies. I knew very little about roofs except that I needed a new one. Marty Liles, Universal's agent, was the second of the 5 estimates that I received. I found him extremely knowledgable, very helpful and easy to work with. Marty wasn't just sent to my house to measure the roof and get back to me with a price. He took his time to explain the differences in products and recommended what he thought was appropriate for my house. When I got the 5 bids I was very confused. Marty was the only representative that was willing to come back to my house and explain the differences in the proposals that I had received. He basically differentiated between the apples and oranges that I had received as quotes for my new roof. I had a comfort level with Marty that the other sales people did not provide. I decided to use Universal based upon the feeling of trust and integrity Marty exuded. The price ended up comparable to the lowest offer for what I wanted ( not a bait and switch scenario I was wary of). The roof was scheduled to be installed about 2-3 weeks after I committed. I was contacted by Ben Daniels, project manager for Universal, to put my job on the calendar. He was very professional and also easy to work with. Ben said it would likely take 2 full days due to size of my house. On the day the roof was to be installed about 8 guys showed up at my house at 6:45am along with Ben. I think by 7am they were working on replacing my old roof with a brand new one. They worked straight through until lunchtime. After lunch they started back to work and after approximately 30 minutes it started to rain. They covered the house so that the there would be no damage. Instead of calling it a day, the roofers stayed at my house until the rain blew over about 20 minutes later. At about 3pm another 4 workers joined the 8 that were already working at my house. They all stayed (12 guys!) until the job was completed. By that time I had neighbors who were home from work and came over to check things out. No one could believe that such a large roof was installed in just 1 day! Not to mention that the new roof looked great and enhanced the beauty and value of my home. All I can say is that I had a fantastic experience with Universal and would highly recommend them to anyone in the market for a roof or repair. I found Universal to be a highly reputable company with employees who were definitely customer friendly and professional. Charles

On these roofs

The weather those roofs answer to is measurable. NOAA's 1991–2020 normals for the Jacksonville station put annual rainfall at 53.4 inches, with 54% of it falling June through September and 7.6 inches in June alone. Most of that rain arrives in summer storms, often wind-driven, and it finds any weak flashing detail on Nassau Village-Ratliff rooflines quickly.

Combine that rainfall with inland humidity and UV, and Nassau Village-Ratliff roofs have a lot working on them. We inspect the details first: flashing, penetrations, the roof edge.

Weather history

Storms Nassau Village-Ratliff Has Answered To

Nassau Village-Ratliff sits in the Atlantic storm region, and the record is specific: Nicole (2022) — November landfall at Vero Beach; storm surge and beach erosion damage up the east coast to Jacksonville (NOAA/NHC TCR AL172022). Matthew (2016) — paralleled the northeast Florida coast; significant wind and surge damage from the Space Coast to Jacksonville (NOAA/NHC TCR AL142016).

After any of those, the useful thing a homeowner can do is document from the ground: photograph what is visible, note the date, check ceilings that night and again a week later. Then get a professional assessment before small openings become interior damage. We run storm routes across Nassau County and put findings in writing with photographs — no scare tactics, no inflated damage lists.

Straight answers

Nassau Village-Ratliff Roofing Questions

Repair or replace — how do you decide?

The test is scope and remaining life: contained damage on a healthy roof gets repaired; spreading wear, leaks that keep finding new paths, or a roof in its final stretch gets a replacement conversation, because repeated patching on a failing roof adds up. Our recommendation always arrives in writing, with photos.

What does a roof replacement cost in Nassau Village-Ratliff?

It depends on five things: roof size and pitch, tear-off complexity, decking condition once opened, the material system you choose, and the flashing and ventilation details done right. Anyone quoting a number without seeing the roof is guessing. Our estimates are free, line-by-line, and based on an actual inspection.

What time of year is best for roof work here?

Any month works — this is Florida, and roofs can't wait on weather windows anyway. Given the choice, fall wins: easier on crews and materials, and the new roof is in place ahead of storm season rather than behind it.
