We highly reccomend Universal Roof & Contracting. Our experience was exceptional and a great value. We were treated with great respect, had three separate Supervisors on site at different times to make sure all our concerns were quickly addressed. They were timely, efficient, professional, and pleasant to work with. All work was completed and met our expectations. The site debris was gathered and removed in a timely fashion. We are very thankful to have an opportunity to find a company with such high standards for customer service. It was a pleasure.

Universal Roof & Contracting -- in particular Marty, who was our point person -- did an *excellent* job. For context, my parents have a unique flat roof and have had some negative experiences from roofing companies that portended to have expertise but fell short. Beyond lack of quality, these companies have often failed at communication and fundamental respect for clients. Universal, on the other hand, stands out in three ways: 1. Expertise and quality: Everyone who was a part of the project clearly had extensive knowledge of the different possible approaches, and the team executed the best approach effectively and efficiently. 2. Professionalism and respect: The team was extremely professional from the first interaction to the final questions my parents had about the work that was completed. Marty was extremely kind and respectful throughout all of our interactions. 3. Diligence and responsiveness: Relatedly, the team was on top of its timelines and always responsive. These are basic but critical elements that some companies are inconsistent at best at adhering to. Given the fragmented roofing industry, with many small companies offering similar sounding services, it can be hard to find a reliable organization. We are happy to have found Universal and highly recommend you give them a shot!

Amelia Island Homes and What Their Roofs Face

The weather those roofs answer to is measurable. NOAA's 1991–2020 normals for the Jacksonville station put annual rainfall at 53.4 inches, with 54% of it falling June through September and 7.6 inches in June alone. Most of that rain arrives in summer storms, often wind-driven, and it finds any weak flashing detail on Amelia Island rooflines quickly.

Salt, sun, and that rainfall all work on Amelia Island roofs, and edges, penetrations and fasteners are where we start every inspection.

Weather history

Storms Amelia Island Has Answered To

Amelia Island sits in the Atlantic storm region, and the record is specific: Nicole (2022) — November landfall at Vero Beach; storm surge and beach erosion damage up the east coast to Jacksonville (NOAA/NHC TCR AL172022). Matthew (2016) — paralleled the northeast Florida coast; significant wind and surge damage from the Space Coast to Jacksonville (NOAA/NHC TCR AL142016).

After any of those, the useful thing a homeowner can do is document from the ground: photograph what is visible, note the date, check ceilings that night and again a week later. Then get a professional assessment before small openings become interior damage. We run storm routes across Nassau County and put findings in writing with photographs — no scare tactics, no inflated damage lists.

Estimates are free and itemized; the inspection comes back as photographs and a written report you keep either way.

Amelia Island Roofing Questions

Repair or replace — how do you decide?

The test is scope and remaining life: contained damage on a healthy roof gets repaired; spreading wear, leaks that keep finding new paths, or a roof in its final stretch gets a replacement conversation, because repeated patching on a failing roof adds up. Our recommendation always arrives in writing, with photos.

What does a roof replacement cost in Amelia Island?

No honest number exists without seeing the roof — size, pitch, tear-off depth, decking condition, and the material system move the total more than any average can capture. What we promise Amelia Island homeowners instead: a free inspection first, then a line-by-line estimate where the approved price is the built price.

What time of year is best for roof work here?

Exterior work runs year-round in Florida, but fall is the sweet spot for big projects — easier on crews and materials, and it puts a sound roof over you before the next storm season instead of after it.
