Robert provided a lot of information when he gave me the quote. It was very thorough and detailed and helped me in deciding to use Universal. Eric and his crew started very early and completed the job in 1 day. I'm very happy with our new roof!
Best roofing company by far! Very professional and looks great! Watching my neighbors get roofs done looks painful. Mine was super fast and smooth!
I Called Universal Roof and Contracting due to multiple leaks to my 15 year old tile roof. Brian Bower came over and quickly noticed an area around my chimney as the source of the main leak. There were at least three other areas under the tile that were leaking due to fasteners an underlayment failing. The cost of a New Tile roof was a bit out of my budget. I didnt want a shingle roof due to wanting a life span similar to a tile or metal roof. I went with a Metlock Metal Roof. The cost of the Metlock roof was $20,000 less than the tile but the metal tiles were strong and each panel felt like it was made with quality. Ronald and UK Steve were my on site managers and they were nothing short of amazing. I have a pretty big property and they completed everything, including rebuilding my chimney, in three days. Thank you so much Universal, especially Ronald Brian and UK Steve.I love my new Metlock roof !!!
Working with Chris at Universal Roof Tampa was a great experience! I highly recommend this company for anyone needing roofing services. They did a great job and the best customer service.
I am very pleased with my new roof. Anderson & the crew did a great job! Cory was my salesman. He did a wonderful job helping me pick out shingle colors & giving me info on finance options. Even Raven in the office was good in keeping me informed throughout the process. I would highly recommend Universal Roof & Contracting.
From our first phone call requesting a roof inspection, Justin Feb was professional, informative, and made sure we understood all parts of the project. We knew at any point we could contact him and he would be responsive. Our office contact was Raquel Ferreira who kept us informed of the dates and times different stages were scheduled. Raquel went far above our expectations; securing documents, filling other request quickly and with a smile in her voice! On our start date, the crew of six arrived at the time expected! Throughout the job, they were professional, neat, and kept the area clean. Scott Stone was our Project Manager He was in constant communication making sure everything was done on schedule. Scott kept the project moving We highly recommend Universal Roofing & Contracting to our friends and family.
Mike always kept me updated on the progress of the project Installers all worked as a team with no issues. Very happy with the outcome and will definitely recommend Your company for any roofing projects they may need Thanks Allan Carpenter
Universal Roofing did an outstanding job on my roof repairs! From the initial inspection by Dylan Grow to the construction work led by Damian Crawford, the entire process was smooth and professional. Their expertise, clear communication, and attention to detail made everything stress-free, and the results speak for themselves—excellent workmanship! I highly recommend Universal Roofing. Thank you for a job well done!

Universal Roof & Contracting serves Cape Canaveral with every major roofing service — repair, replacement, inspections, storm response, gutters, and all four mainstream roof systems — from our Greater Orlando office. Family-owned since 1993, BBB-accredited with an A+ rating, and Owens Corning Platinum Preferred. This page is the whole picture in one place; every section links to the full service behind it.
What Cape Canaveral Does to a Roof
Roofs across the Space Coast answer to three things, all year, every year. Here's what each one does — with the numbers behind it.
Sun
Strong sun breaks down shingle asphalt and fades finishes over time, so Florida roofs need regular checks.
Salt
Atlantic salt air corrodes exposed metal fasteners, flashing, and gutter seams. Corrosion-resistant materials matter this close to the coast.
Storms
Summer squall lines and the occasional named storm bring hard, wind-driven rain that finds every weak detail.
51.45"
annual rainfall at the Orlando Intl Ap station
57%
of it falls June through September
8.05"
in June alone — the peak month

Cape Canaveral Roofs: Match the Scope to the Building
In Cape Canaveral, start by identifying the exact building and the party responsible for its roof. An individual home, a condominium roof and an occupied commercial building cannot be planned from the same homeowner checklist. If an association or property manager controls the roof, ask who can authorize an inspection, approve the proposed system and provide access to equipment or locked roof areas.
The City of Cape Canaveral maintains its own Building + Permits service. Use that city resource for a city property; the Canaveral Port Authority has a separate building department for port work. A shared place name is not enough to select the permit office. Confirm jurisdiction from the project address before relying on another property's permit experience.
Coating work deserves a precise description, too. Cape Canaveral’s published code addresses roof coatings separately. Before accepting a coating proposal, identify the existing assembly, the intended repair and the product being applied, then confirm the current review requirements with the city. A coating, a local repair and replacement of an assembly are different scopes. For shared or commercial roofs, include drains, penetrations, rooftop equipment and access arrangements in the written plan.

Roof Repair in Cape Canaveral
Roof damage in Cape Canaveral often starts small and moves fast once water finds a path. Catching it early is the whole game.

For a Cape Canaveral leak, tell us whether it appears below a roof opening, an exterior wall or a rooftop-equipment location. In a shared building, arrange permission and access before the visit. The assessment should record the suspected entry point and the affected area rather than assuming the stain identifies the entire repair scope.
Lifted or missing shingles
The classic after a squall line. Caught early it's a focused, inexpensive repair.
Granules in the gutters
Shingle surfaces shedding — the field is aging, and it's time to watch it.
Ceiling stains
By the time water shows inside, it's been traveling the deck for a while. Call now, not next month.
Flashing and fastener wear
A common leak point, and one Florida weather works on early.
Not sure which of these your roof needs?
The free inspection answers it with photos and a written report.
Roof Replacement
What actually drives a replacement quote — and how concealed damage is handled if tear-off uncovers it.

A completed Universal replacement — one to three days on most homes.
A Cape Canaveral replacement proposal should name the assembly being installed and explain how roof-edge details, penetrations and drainage will be handled. For an occupied building, agree on protected access and a contact for residents or business operators. Product selection should follow the building’s assessed conditions, not a blanket promise that one material suits every coastal property.
Size, pitch & complexity
Cut-up roofs with dormers and valleys take longer than simple gables — and price accordingly.
Tear-off & decking
How many layers come up, and what the decking looks like once exposed. You approve anything it reveals.
The material system
Shingle, metal, tile, or slate — specified for Florida exposure, not upsold.
Flashing & ventilation
The details that separate a code-minimum job from one that reaches its rated life.
Every Cape Canaveral replacement starts with the free inspection.
Roof Inspections
Check your roof twice a year, in spring and fall, plus after any major blow. Our inspection is free, documented, and pressure-free.
Field & fasteners
Wear, granule loss, and fastener condition across the whole covering.
Flashing & penetrations
Common leak points, so we check every boot, valley, and transition.
The roof edge
Soffit, fascia, and gutters for rot, separation, and pest entry.
The attic side
Moisture staining, ventilation problems, and daylight where there shouldn't be any.
Coastal corrosion
Salt-air wear on fasteners and flashing gets extra attention on every coastal roof.
Every inspection ends in writing: photographs of what we found, where it is, and what it means — no driveway verdicts, no pressure. The honest outcome of most Cape Canaveral inspections is "you're fine, here's what to watch." When something does need attention, you get it documented with photos, so the decision is yours to make on evidence.

Storm Damage in Cape Canaveral
Cape Canaveral faces the Atlantic side of Florida's storm ledger — Matthew, Irma, and Nicole all left marks on this coast. After it passes, a five-minute ground check tells you whether to call.
01 Stay off the roof
Post-storm decks hide soft spots. Everything below can be checked from the ground.
02 Field, ridge, edges
Scan all three from the yard — wind works the perimeter and peaks hardest.
03 Gutters tell the truth
Granules, torn shingle pieces, detached sections — the evidence collects there.
04 Inside, look up
Ceiling corners and closets show water first, sometimes days later.
05 Date, photograph, call
Your ground photos plus our documented assessment make the complete record.
Nicole
November landfall at Vero Beach; storm surge and beach erosion damage up the east coast to Jacksonville (NOAA/NHC TCR AL172022)
Matthew
paralleled the northeast Florida coast; significant wind and surge damage from the Space Coast to Jacksonville (NOAA/NHC TCR AL142016)
Irma
more than 7,000 homes damaged in Brevard County; hurricane-force gusts and record flooding around Jacksonville (NOAA/NHC TCR AL112017)
After a storm crosses the Space Coast, our crews run assessment routes the same week — tarping first where roofs need immediate protection, then documented damage reports with photographs. You learn exactly what happened and what fixing it involves; the decision stays yours. And if the roof was already near end-of-life, we'll say so instead of patching around it.
Residential Roofing
Asphalt shingle is the default on many Cape Canaveral homes, but the default isn't automatically the right answer for your house.

58.6% of occupied homes in Cape Canaveral are owner-occupied, and the median owner-occupied home value is $372,400 (U.S. Census Bureau QuickFacts, 2020–2024). Ours is the math of protecting that investment: the right system, installed to specification, maintained on a schedule.
We install every mainstream system — shingle, metal, tile, and flat — so the recommendation follows your house and budget, not whichever material a contractor happens to sell. The full comparison is below.
The house & neighborhood
Age, style, and what the street is built around — a roof has to belong where it lives.
Your ownership horizon
Selling in five years and staying thirty produce different right answers.
Budget, now vs. 30 years
Upfront cost against lifetime cost — repairs, energy, and how many more roofs you'll buy.
Installation quality
The same materials last longer or fail early depending on underlayment, ventilation, and flashing work.
Commercial Roofing
A commercial roof in Cape Canaveral protects inventory, equipment, and people, and it is built under the Florida Building Code, rated among the strongest of the hurricane-coast states by IBHS.

The right system follows the building — deck construction, equipment loads, drainage, and how long you're holding it. White TPO reflects heat and helps with cooling costs; properly fastened metal performs well in high winds; modified bitumen remains a proven choice on the right deck.
What keeps any of them performing is cadence: inspections every year and after every storm, clear drains, prompt small repairs. We run that cadence on a maintenance plan with documentation you keep.
Project-specific code review
Confirm the applicable requirements using the roof’s permit history, existing assembly and proposed work. A damage percentage alone does not settle the scope.
Licensing & permits
Commercial roof repairs and installations require a Florida-licensed contractor, and most need a permit from the local building department.
System choice
TPO for energy efficiency; metal for hurricane resistance and lifespan; modified bitumen where the deck calls for it.
Maintenance cadence
Annual and post-storm inspections, clear drains, prompt membrane repairs — where commercial roofs are won or lost.
Gutters, Soffit & Fascia
The roof edge is a common starting point for water damage in Cape Canaveral, and it can fail quietly for years before it shows.

Contained damage is a focused repair; widespread rot or end-of-life materials are a replacement call — and the smart timing is with a roof replacement or in the fall, ahead of storm season. Material picks for this climate: vinyl soffit for moisture, aluminum fascia for corrosion, seamless aluminum gutters for Florida rainfall.
Soft or spongy fascia
The material underneath is already compromised — past the repair window.
Stains on exterior walls
Water escaping the drainage path and running where it shouldn't.
Sagging, overflowing gutters
Chronic overflow usually means repairs are no longer keeping up.
Rust at the seams
Sectional gutters fail at their joints — seamless aluminum has far fewer of them.
Want eyes on your roof this week?
Free inspection, honest findings, zero pressure — most end with "you're fine."

| System | Realistic Florida life | Wind rating (installed right) | Cost tier | Best for |
|---|---|---|---|---|
| Metal (standing seam) | Varies by product; ask for the warranty term | Product-specific; we show you the rating | $$$ | Longevity, storms, energy bills |
| Architectural shingle | About 20 years | Class H shingles: rated for design wind speeds up to 194 mph | $ | Value, fast storm repairs |
| Tile (clay/concrete) | Over 50 years | High, code-driven | $$$ | Permanence, the Florida look |
| Metlok (only at Universal) | 50-year limited lifetime warranty | 180+ mph tested wind rating | $$$ | Longevity, high-wind exposure |
What moves every quote regardless of material: pitch and complexity, the product tier within the material, specialist labor where tile demands it, and structural reinforcement when weight requires it. Florida law also requires insurers to offer premium credits for wind-resistant construction features — a wind mitigation inspection documents what your roof qualifies for.

Cape Canaveral Roofing Questions
Should a Cape Canaveral roof project go through the port office?
Not simply because the address says Cape Canaveral. The city and the Canaveral Port Authority have separate building services. Confirm which authority covers the actual parcel and proposed work.
Can I treat a roof coating as routine painting?
Do not assume so. Cape Canaveral has a published roof-coating provision. Describe the proposed product and purpose to the city’s building staff so they can determine the current requirements for that project.
What changes when a Cape Canaveral association owns the roof?
The inspection needs an authorized contact, access arrangements and a defined approval process. Ask the association who holds earlier specifications and maintenance records before comparing proposals.
What should a Cape Canaveral roof replacement estimate include?
Look for the measured roof areas, chosen covering and underlayment, included edge and penetration work, disposal, and any exclusions. Ask how concealed damage will be documented and approved before extra work proceeds.
Can you assess a repair before recommending replacement?
Yes. An inspection helps distinguish a contained problem from wider deterioration. Ask which materials can remain, what the proposed repair addresses and whether any areas could not be inspected.
Is the roof inspection in Cape Canaveral free?
Yes. Universal offers a free roof inspection with photos and a written condition report, without an obligation to buy roofing work. Request a visit through the inspection form or call to discuss the property.
How should I plan the roof-work schedule?
Confirm material selection, access and any applicable approvals first. Ask for a project-specific window and how weather or concealed conditions could affect it. Do not assume every roof can be finished in the same number of days.
What information helps when I book a visit?
The property address, the building type, a description of the concern and any previous roof records. Tell us about separate additions, access arrangements or an association contact before the inspection.
