This my 3rd roof. By far, this was the best.Working with Richard from the Tampa office made this a very smooth process.

Job was done on time and on budget.
We were a little concerned picking a roofing company to do our house. Our biggest prerequisite of picking a company was longevity. It’s easy to say you have a warranty on your roof. That warranty is useless if the company is out of business. Which is why we chose Universal Roofing. David Roman was our sales rep. He explained all our options at the beginning and let us make the decision. What I really appreciated about David was he did the usual salesman routine trying to get us to commit on the spot. Once I told him I had other quotes I wanted to see he left it alone and didn’t hound me. Thank you for that David, you have no idea how much I appreciated it. Universal wasn’t the cheapest quote but then again you get what you pay for. Universal could have nickel and dimed me to get more money but THEY DIDN'T!!! They stood behind their quote!! That speaks volumes in my book. I have seen so many companies quote you a low price then add charges for any little issue. Once the roof was in the process of being replaced, Jhonatan Gil made the process seamless. Not only did he listen to my concerns; he acted on them and answered all my questions. We also had an unexpected issue pop up that Jhonatan handled flawlessly. He made our re-roof process so much more relaxing for what it could have been. Thank you Universal Roofing for standing behind your word and Thank you Jhonatan Gil for running the job perfectly!!
Brian Blake was the sales man who first contacted me to discuss Universal Roofing. He gave excellent service and advice and continued contact until the roof replacement was finished. I highly recommended both him and Universal.
Brian at Universal was a light at the end of a dark tunnel for me and my family. Our home insurer slapped us with a 7 point inspection 30 days after our third hurricane of 2024. Brian took care of everything for us. He actually made us feel like family. Live long and prosper Brian!!
Had a new roof put on in May of 2023-when it was done, the roofers neglected to seal a small area next to the house up front. End result was when the wind blew just right, some water got in-we got a small stain on the ceiling in our front bedroom. Universal Roofing owned up to their mistake, and sent guys to seal those missed spots. They also sent painters to repair the ceiling stain. That's what this post is about: The painter-Oscar was so meticulous and wouldn't stop until the paint was a PERFECT match. On a job I would have finished in 15-20 minutes, he spent 3+ hours. No way you would ever know the stain was ever there. Also like to thank our "Go between" in getting the repairs and painting-Thomas McVicker was really easy to work with, and with the scheduling of our repairs. A big thank you to Thomas!!
Tom McVicker and Richard Adamson were very helpful and professional in getting my hurricane Milton damage repaired. Complete roof and soffit replacement, their crews were prompt and efficient.
After damage from Milton I met with 4 roofing companies. I opted to go with Universal after discussing my options with Richard Adamson. He laid out clearly what would be needed, and then later returned to go over the selection and explain the warranty etc. Marissa went over the scheduling and what the expected procedures are once they start. She was also very understanding of my issues with my insurer and accommodated a last minute re-schedule. Yordanis had the roofing crew there at sun-up, and they were done by mid-afternoon. Besides the obvious noise, one would be hard pressed to know they had just replaced my roof. Two days later a Pasco county inspector came and gave the all-clear. Two days after that, Yordanis had another crew at my house to install the gutters. I had a couple of queries once all was said and done, and Yordanis was very prompt at returning my texts. All in all, a very expeditious and satisfying process once I got passed the insurance company.
I want to give a special mention to Johnathan Gil at Universal Roofing. Our roof looks fantastic! We really appreciate all of your hard work and commitment. Johnathan took the time to address all of our concerns and answer our questions throughout the entire process, ensuring we were happy in the end. He even checked in a few weeks after the job was finished. Universal Roofing Tampa definitely deserves five stars! Thank you! The Kenyons.

Universal Roof & Contracting serves Holmes Beach with every major roofing service — repair, replacement, inspections, storm response, gutters, and all four mainstream roof systems — from our Tampa Bay office. Family-owned since 1993, BBB-accredited with an A+ rating, and Owens Corning Platinum Preferred. This page is the whole picture in one place; every section links to the full service behind it.
What Holmes Beach Does to a Roof
Roofs across the Suncoast answer to three things, all year, every year. Here's what each one does — with the numbers behind it.
Sun
Strong sun breaks down shingle asphalt and fades finishes over time, so Florida roofs need regular checks.
Salt
Gulf salt air corrodes exposed metal fasteners, flashing, and gutter seams. Corrosion-resistant materials matter this close to the coast.
Storms
Summer squall lines and the occasional named storm bring hard, wind-driven rain that finds every weak detail.
46.65"
annual rainfall at the St Petersburg Ap station
63%
of it falls June through September
8.39"
in August alone — the peak month

Roof Repair in Holmes Beach
Roof damage in Holmes Beach often starts small and moves fast once water finds a path. Catching it early is the whole game.

We run repair crews through the Suncoast year-round. The visit covers the damage plus the field, flashing, and penetrations around it — repairs that buy years beat replacements that weren't necessary yet.
Emergencies get tarped same-visit where access allows, with the permanent fix documented in photos behind it.
Shingles gone after a blow
Wind takes the weakest tabs first. A same-month repair keeps the deck dry underneath.
Granules in the gutters
Shingle surfaces shedding — the field is aging, and it's time to watch it.
A stain that wasn't there
Interior spots mean the leak has a head start — water travels the deck before it drops.
Flashing and fastener wear
A common leak point, and one Florida weather works on early.
Roof Replacement
What actually drives a replacement quote — and how concealed damage is handled if tear-off uncovers it.

A completed Universal replacement — one to three days on most homes.
The quote you get is an itemized scope, not a number on a business card — and it's built from what your roof actually needs: tear-off depth, decking condition, the material system, and the flashing and ventilation details that decide whether a roof reaches its rated life. As an Owens Corning Platinum Preferred contractor, our warranty options go beyond what the standard tiers allow.
Around the Suncoast, we schedule replacements ahead of storm season where the calendar allows, bundle roof-edge work when it makes financial sense, and finish most homes in one to three days — protected landscaping and a magnet-swept yard included.
Size, pitch & complexity
Cut-up roofs with dormers and valleys take longer than simple gables — and price accordingly.
Tear-off & decking
How many layers come up, and what the decking looks like once exposed. You approve anything it reveals.
The material system
Shingle, metal, tile, or slate — specified for Florida exposure, not upsold.
Flashing & ventilation
The details that separate a code-minimum job from one that reaches its rated life.
Every Holmes Beach replacement starts with the free inspection.
Roof Inspections
In Holmes Beach we recommend checking your roof twice a year, in spring and fall, plus after any major storm. Our professional inspection is free, with a written report you keep either way.
Field & fasteners
Wear, granule loss, and fastener condition across the whole covering.
Flashing & penetrations
Common leak points, so we check every boot, valley, and transition.
The roof edge
Soffit, fascia, and gutters for rot, separation, and pest entry.
The attic side
Moisture staining, ventilation problems, and daylight where there shouldn't be any.
Coastal corrosion
Salt-air wear on fasteners and flashing gets extra attention on every coastal roof.
What you get is a documented condition file: photos, findings, remaining-life assessment, in writing, free. We built the process for homeowners across the Suncoast who want evidence instead of sales pressure — many inspections end with a clean bill and a watch list, and the report belongs to you either way.

Storm Damage in Holmes Beach
Holmes Beach sits on the Gulf side of the storm ledger — and 2024 wrote two entries in two weeks. After it passes, a five-minute ground check tells you whether to call.
01 Stay off the roof
Post-storm decks hide soft spots. Everything below can be checked from the ground.
02 Field, ridge, edges
Scan all three from the yard — wind works the perimeter and peaks hardest.
03 Gutters tell the truth
Granules, torn shingle pieces, detached sections — the evidence collects there.
04 Inside, look up
Ceiling corners and closets show water first, sometimes days later.
05 Date, photograph, call
Your ground photos plus our documented assessment make the complete record.
Helene
dangerous storm surge into the Gulf coast, including coastal Pinellas (NOAA/NHC TCR AL092024)
Milton
landfall on Siesta Key; 20.40" of rain near St. Petersburg; record crests on the Hillsborough River (NOAA/NHC TCR AL142024)
Ian
one of the costliest hurricanes in Florida history; severe wind and flooding across the southwest coast (NOAA/NHC TCR AL092022)
Storm response here works in two speeds: immediate protection (tarps and temporary seals, same visit where access allows) and documented assessment (photographs, findings, and repair scope in writing). No scare tactics, no inflated damage lists. We have been roofing in Florida since 1993.
Residential Roofing
Asphalt shingle is the default on many Holmes Beach homes, but the default isn't automatically the right answer for your house.

We install every mainstream system — shingle, metal, tile, and flat — so the recommendation follows your house and budget, not whichever material a contractor happens to sell. The full comparison is below.
The house & neighborhood
Age, style, and what the street is built around — a roof has to belong where it lives.
Your ownership horizon
Selling in five years and staying thirty produce different right answers.
Budget, now vs. 30 years
Upfront cost against lifetime cost — repairs, energy, and how many more roofs you'll buy.
Installation quality
The same materials last longer or fail early depending on underlayment, ventilation, and flashing work.
Not sure which of these your roof needs?
The free inspection answers it with photos and a written report.
Gutters, Soffit & Fascia
In Holmes Beach, the roof edge is a common place for water damage to start: soffit, fascia, and gutters can fail quietly before anyone notices.

Edge work follows a simple ladder: patch the isolated failure, replace the systemic one, and whenever a roof replacement is on the calendar, do the edge at the same time and save a second mobilization. Our default spec is seamless aluminum gutters, aluminum fascia, and vented vinyl soffit, chosen for what Florida air and rainfall actually do to materials.
Soft or spongy fascia
The material underneath is already compromised — past the repair window.
Stains on exterior walls
Water escaping the drainage path and running where it shouldn't.
Sagging, overflowing gutters
Chronic overflow usually means repairs are no longer keeping up.
Rust at the seams
Sectional gutters fail at their joints — seamless aluminum has far fewer of them.

| System | Realistic Florida life | Wind rating (installed right) | Cost tier | Best for |
|---|---|---|---|---|
| Metal (standing seam) | Varies by product; ask for the warranty term | Product-specific; we show you the rating | $$$ | Longevity, storms, energy bills |
| Architectural shingle | About 20 years | Class H shingles: rated for design wind speeds up to 194 mph | $ | Value, fast storm repairs |
| Tile (clay/concrete) | Over 50 years | High, code-driven | $$$ | Permanence, the Florida look |
| Metlok (only at Universal) | 50-year limited lifetime warranty | 180+ mph tested wind rating | $$$ | Longevity, high-wind exposure |
What moves every quote regardless of material: pitch and complexity, the product tier within the material, specialist labor where tile demands it, and structural reinforcement when weight requires it. Florida law also requires insurers to offer premium credits for wind-resistant construction features — a wind mitigation inspection documents what your roof qualifies for.

Holmes Beach Roofing Questions
How long do roofs last in Holmes Beach?
In Holmes Beach plan on about 20 years from architectural shingle and more than 50 from clay or concrete tile with proper care, based on a National Association of Home Builders study. Metal life depends on the product, so ask for its warranty term. The installer's discipline matters more to those numbers than the brand on the wrapper.
Repair or replace — how do you decide?
The test is scope and remaining life: contained damage on a healthy roof gets repaired; spreading wear, leaks that keep finding new paths, or a roof in its final stretch gets a replacement conversation, because repeated patching on a failing roof adds up. Our recommendation always arrives in writing, with photos.
What should I do right after storm damage?
From the ground: photograph the damage you can see, note when it happened, and check ceilings that night and again in a week. Then get it professionally assessed — we cover Manatee County with same-week storm visits, emergency tarping, and written, photographed reports.
Can a handyman repair a roof in Florida?
Florida's licensing agency says no: roof repairs and roof installations require a state license. Before anyone touches your roof, verify the state license and the insurance behind it. We hold CCC057165 & CBC1258484 and full coverage.
What does a roof replacement cost in Holmes Beach?
Five inputs set it: size and pitch, how many layers come off, what the decking looks like underneath, which system goes on, and the detail work at flashings and ventilation. That's why quotes-by-phone are guesses. Ours start with a free inspection and arrive itemized, line by line.
Is the inspection really free?
Yes, genuinely: no fee, no obligation, and you keep the written report and photos either way. It's how we've introduced ourselves to Florida homeowners since 1993 — many inspections end with good news and a watch list.
How long does a roof installation take?
One to three days for most Holmes Beach homes, start to magnet-swept yard. Tile, steep, and cut-up roofs run longer; commercial ranges from days to weeks by size. You get a realistic window before work starts — and a heads-up if weather moves it.
What time of year is best for roof work here?
Any month works — this is Florida, and roofs can't wait on weather windows anyway. Given the choice, fall wins: easier on crews and materials, and the new roof is in place ahead of storm season rather than behind it.
