Where we work

About The Villages

The Villages is an unincorporated community and census-designated place whose residential districts lie in Sumter, Marion and Lake counties. More than 25 special purpose districts, known as community development districts, provide services there including utilities, sanitation, recreation, property management and public safety.

Two of the districts own and operate more than 40 executive golf courses, which residents play without greens fees, and multi-modal paths carry bicycles, golf cars and pedestrians between neighborhoods, golf courses and recreation areas. The 2020 Census counted 79,077 residents in the census-designated place.

What we see here

The Villages Homes and What Their Roofs Face

The weather those roofs answer to is measurable. NOAA's 1991–2020 normals for the Orlando Intl Ap station put annual rainfall at 51.45 inches, with 57% of it falling June through September and 8.05 inches in June alone. Most of that rain arrives in summer storms, often wind-driven, and it finds any weak flashing detail on The Villages rooflines quickly.

Humidity, sun, and that rainfall all work on The Villages roofs, and edges, penetrations and fasteners are where we start every inspection.

The named systems

Storms The Villages Has Answered To

The Villages sits in the inland storm region, and the record is specific: Irma (2017) — crossed Central Florida as a hurricane; minor to moderate damage to many structures, widespread tree damage (NOAA/NHC TCR AL112017). Milton (2024) — hurricane-force gusts in Central Florida near the track; 14.83" of rain recorded near Orlando (NOAA/NHC TCR AL142024).

After any of those, the useful thing a homeowner can do is document from the ground: photograph what is visible, note the date, check ceilings that night and again a week later. Then get a professional assessment before small openings become interior damage. We run storm routes across Sumter County and put findings in writing with photographs — no scare tactics, no inflated damage lists.

Roofing Services in The Villages

Everything the Greater Orlando crews do runs through The Villages: roof repair, full replacement installed to manufacturer specification, free documented inspections, storm response, commercial systems, and the roof edge — soffit, fascia and seamless gutters. Universal Roof & Contracting has been family-owned since 1993 — state-licensed (CCC057165 & CBC1258484), fully insured, BBB-accredited with an A+ rating, and an Owens Corning Platinum Preferred Contractor, a tier held by fewer than 1% of roofing contractors. Estimates are free and itemized; the inspection comes back as photographs and a written report you keep either way.

The Villages Roofing Questions

Is the inspection really free?

Free, full stop — the visit, the photographs, and the written condition report all cost nothing and commit you to nothing. We'd rather earn the roof job years from now than charge for a look today.

How long do roofs last in The Villages?

In The Villages plan on about 20 years from architectural shingle and more than 50 from clay or concrete tile with proper care, based on a National Association of Home Builders study. Metal life depends on the product, so ask for its warranty term. The installer's discipline matters more to those numbers than the brand on the wrapper.

Can a handyman repair a roof in Florida?

Not legally. Florida's licensing agency says roof repairs and roof installations require a state license. Ask for the license number before hiring anyone; ours are CCC057165 & CBC1258484.
