Outstanding experience from sales through installation. Universal Roof and Contracting exudes integrity and professionalism, separating them from other roofing companies. Project Mgr Spence provided excellent and honest communication throughout the installation, which I truly appreciated. I will be a loyal customer of Universal Roof and Contracting going forward and will be recommending them to anyone needing roofing work. You can trust this company to do the right thing.

About Lake Nona

Lake Nona lies within the City of Orlando's Southeast Orlando Sector Plan, which the city calls one of the largest planning and development projects it has ever undertaken. The plan covers more than 19,300 acres east of Orlando International Airport, including Lake Nona, Medical City and East Park.

The Orlando VA Medical Center opened there in 2015 on a 65-acre campus, and the 50-acre UCF Health Sciences Campus houses the UCF College of Medicine. A Nemours Children's Hospital and the University of Florida pharmacy college are within walking distance of the UCF campus.

The housing stock

Lake Nona Homes and What Their Roofs Face

The weather those roofs answer to is measurable. NOAA's 1991–2020 normals for the Orlando Intl Ap station put annual rainfall at 51.45 inches, with 57% of it falling June through September and 8.05 inches in June alone. Most of that rain arrives in summer storms, often wind-driven, and it finds any weak flashing detail on Lake Nona rooflines quickly.

Combine that rainfall with inland humidity and UV, and Lake Nona roofs have a lot working on them. We inspect the details first: flashing, penetrations, the roof edge.

Storms Lake Nona Has Answered To

Lake Nona sits in the inland storm region, and the record is specific: Irma (2017) — crossed Central Florida as a hurricane; minor to moderate damage to many structures, widespread tree damage (NOAA/NHC TCR AL112017). Milton (2024) — hurricane-force gusts in Central Florida near the track; 14.83" of rain recorded near Orlando (NOAA/NHC TCR AL142024).

After any of those, the useful thing a homeowner can do is document from the ground: photograph what is visible, note the date, check ceilings that night and again a week later. Then get a professional assessment before small openings become interior damage. We run storm routes across Orange County and put findings in writing with photographs — no scare tactics, no inflated damage lists.

Lake Nona Roofing Questions

How long does a roof installation take?

One to three days for most Lake Nona homes, start to magnet-swept yard. Tile, steep, and cut-up roofs run longer; commercial ranges from days to weeks by size. You get a realistic window before work starts — and a heads-up if weather moves it.

Repair or replace — how do you decide?

Repair when the damage is local and the roof has life left. Replace when wear is systemic — repeating leaks, widespread granule loss, a field past its span. We photograph what we find and put the recommendation on paper, so you're deciding on evidence rather than a pitch.

What does a roof replacement cost in Lake Nona?

Five inputs set it: size and pitch, how many layers come off, what the decking looks like underneath, which system goes on, and the detail work at flashings and ventilation. That's why quotes-by-phone are guesses. Ours start with a free inspection and arrive itemized, line by line.
