What We Find on Orlando Roofs

Narrated edition

One of the most common findings on an Orlando roof inspection is not a leak — it is failed seal strips and heat-aged shingle on south and west-facing slopes, on roofs the owner believed were fine. Central Florida's failure pattern is driven by sun and afternoon storms rather than salt, and it produces a recognisable order.

What comes up most

Seal strip failure

Orlando gets showers and thunderstorms almost daily in the summer rainy season. Shingles are held down by nails and a heat-activated sealant strip, and the sealant plays an important part in wind resistance. Wind can break that bond without moving the shingle, so the roof can look intact and still have lost wind resistance. This is one of the most common things we find that the homeowner did not know about.

Heat-aged slopes

South and west-facing planes take the most sun, and it is normal to find one slope wearing faster than the north face on the same house.

Vent boot cracking

Rubber boots around plumbing vents dry, crack and split under sustained UV. Cheap to replace, and a very common leak origin.

Attic ventilation problems

Inadequate or blocked ventilation cooks the shingle from underneath and drives cooling costs up. This finding often explains why a roof aged faster than it should have.

Debris in valleys

Central Florida's tree cover means valleys collect. Standing debris holds moisture against the roof and shortens the life of everything under it.

What we rarely find here

Salt corrosion of fasteners, which matters most on coastal roofs in Jacksonville and Pinellas, is less of an issue inland. Orlando's roofs age mainly from sun and storm cycling.

What an inspection covers

Covering, every flashing and penetration, the roof edge, the attic side, and drainage — finishing with photographs and a written condition report you keep. About an hour on a typical home. Most end with "you are fine, here is what to watch", which on a healthy roof is the correct outcome.

Questions people ask

What do roof inspectors find most often in Orlando?

Failed seal strips from almost daily summer storms, heat-aged south and west-facing slopes, cracked vent boots, inadequate attic ventilation, and debris-packed valleys. Most of it is invisible from the ground.

How often should an Orlando roof be inspected?

Annually, plus after any major storm. Central Florida's storm frequency means seal strips and flashing take repeated small hits that accumulate quietly between inspections.

Why does one side of my roof look worse?

South and west-facing slopes take the most sun, and it is normal for them to wear faster than north-facing planes on the same roof. It is not a defect — it is the reason a roof can need work on one plane only.

Is a roof inspection free in Orlando?

Ours is — no fee, no obligation, with photographs and a written condition report you keep whether or not you hire us for anything.

Does attic ventilation really affect roof life?

Significantly; it is a variable most homeowners have never checked. An under-ventilated attic cooks shingle from underneath and can take years off an otherwise good roof, while also raising cooling costs.

Do Orlando roofs have salt corrosion problems?

Less so than the coast. Inland Central Florida roofs are aged mainly by sun and storm cycling.
